Hi everyone and welcome to another

edition of Homebuyer's School, today I'm joined by Troy Champ, mortgage

advisor with the Mortgage Tree, and today the topic that we're looking to discuss

is, saving for a down payment on a house. So for the first question Troy is, how

much should I save on a down payment for a house?

Well the minimum down payment on

a house is 5% of the purchase price if your purchase price is under 500,000, the

best way to start saving for that is just with your personal savings. If you

don't have any money there, a great way to do it is through your RRSP's. You're

allowed to use your RRSP's as a first-time homebuyer so the nice thing

about investing money into your RRSP's is you get money back when you do your

income taxes which you can then reinvest into RRSP's to increase the amount of

your total down payment.

So is there any other ways besides an RRSP to save?

Well you can save through TFSA's,

your personal savings account and

sometimes the bank will even allow you

to borrow some of your down payment.

Okay, and when should I start saving for a down payment?

It's never too early to start saving, it does take quite a while to save up 5%

and I could say that if you are short, there are a few programs out there called a

flex down mortgage where you're able to borrow a portion or all of your down

payment as long as your credit meets their minimum requirements and that you

can debt service that loan payment.

And when you're looking at the flex down

payment, is that paid through the course of your mortgage?

So it's a separate loan

for a flex down mortgage, the loan for the down payment's

completely outside of the mortgage and you're just taking a personal loan and

using that towards the shortfall of your down payment.

Great. Is there other things you want to add in terms of

saving for down payment?

It's easiest to save monthly, and I think if you set monthly goals that's going to

make it much more attainable rather than if you have a yearly goal.

And for a first-time homebuyer, is this something that they should be saving

years out in advance?

Yeah it's going to take a few years to save when you're

looking at the average home in Calgary being over $400,000 takes quite a while

to save up that $20,000, so the earlier you start the better off it is.

DAY 2 OF MY JUICE FAST UPDATING YOU ON WHERE TO FOLLOW ME & SEE HOW MUCH IM LOSING ON MY INSTAGRAM - Duration: 6:20.

okay guys this is day two of my juice fast pardon me

a lot of times when you guys see me I'm in either my workout clothes cuz I just

got finished working out or it's my house flow stuff that I weigh around the

house I don't get too fancy when it comes to around the house cuz I'm

usually you know lounging or I might be cleaning up the house but I want to say

to you really quickly I didn't say yesterday today's date two of my juice

ass I do weigh-ins and I put them on my Instagram page so

you can follow me some weeks before weigh-in and you can see say maybe on

Wednesday and you have to most likely wait to Monday for that weigh-in but you

can see me in the middle of the week if I lost some weight I will do a weigh-in

and I'll take a picture and put it on my Instagram page of the current weight

that I'm at now just because you see within that week before weigh-in a

weight loss that doesn't mean that that's what I lost for the whole seven

days but I do periodically put weigh in with me on the scale and it shows you

what basically I have dropped within that week so go to my channel or follow

me on instagram because those are like bonus things that you can find out about

me before where I know a lot of people only come to these videos when it's

weigh-in time and you can get an idea of what I perhaps loss or potentially could

move within that week before Monday weighing gets here but with all that

being said I want to talk about her name is Munchie Devine that's the name of her

channel and I just wanted to bring her up because I have a lot of respect for

her she's a mukbang channel but she's trying to stop doing mukbangs where

she's eating large amount so food she's also a vegan and even

though she's eating vegan meals she's eating foods that she normally wouldn't

eat in large amounts and you know what ultimately happens because I've seen a

few youtubers who have done this and I go to their page like with Wendy's

eating show she still does muck things on her Channel but she doesn't do them

as often as she used to and a lot of her mukbangs are more healthier mukbangs

because she is on a weight-loss journey I don't think she is that too much on

her channel but she definitely is on a weight-loss journey because it is very

unhealthy to eat large amounts of food in one sitting and the main reason of

why you're doing it is for a paycheck I think that if people put their life in

perspective and see that you won't be around to spend that paycheck if you

don't get yourself healthy you know maybe the better off they'll be so I

just want to say that uh you know Munchie Devine oh I'm sorry is it much

easier I'm sorry his divine munchies and I'm subscribe to her Channel and I have

been I remember when she first started and I've been watching her videos ever

since but I was really proud of her sharing her life and letting people know

listen you can stay subscribe to my channel but I'm not going to eat these

unhealthy meals in these quantities and you know she's a slim girl but I think

she's she's worried about a lot of things weight gain and health problems

you know it's not healthy to eat those large amounts of food I see other muck

mangers they're very small channels but they're on the rise and I respect them

because

they eat a meal that you would eat in a sitting and it's not large portions of

food and people who watch them still can enjoy what they're doing and respect

what they're doing as a mukbang channel because they're eating something that is

eating in normal proportions and it's not something that YouTube is going to

say is not healthy for children to watch you don't want to get put in that

category of a channel who if kids see it then they want to mimic it and then you

know YouTube starts D monetizing your channel so I just want to give a big ups

to divine munchies and yes I'm on day two of my juice fast and again I don't

know when I'm going to be stopping this but for now I'm going to keep this

journey going and it's not really a thing of one I'm going to be stopping

the juice fast again because of the simple fact that juicing has always been

a part of my regiment sense siding juicing when I was on my eight-day

refeed I even had juice then maybe that's why I only lost four pounds in

that eight days because of the sugars that are in the the juice but um you

know that's for another video but yes I'm on day two of my juice fast please

Today you'll learn how much weight should you use for your power training the different types of power training?

And how much weight for power training for these power training?

How much weight should you use for your power training first and foremost let's define what power training is I've outlined in previous videos

power the physical formula of power power equals Force Times

distance divided by time and then if we flip that formula around because

Distance divided by time is velocity we can say power is

force multiplied by velocity so as opposed to strength training which mainly focuses on the force development and

Overcoming resistance power training focuses on overcoming resistance as well

But as fast as possible, so there's also velocity in the equation

Which means you don't only want to lift you want to lift as fast as

Possible in very simple word you want to maximize velocity and that can be done best with a variety

And range of weights how do you do that? How do you know how much weight you should use for your power training?

Well as I've outlined there

You usually use a range of loads

And I'll come to that in a minute the most common way to determine how much weight you use is

using percentages of your 1rm so you know the weight you can lift for one repetition in a given exercise and

Then use certain percentages of that way to determine how much weight you should use for your power training

But it can also be done by calculating or measuring the velocities

So there are devices that can measure the velocity of the movement

So these these are the two options percentage of 1rm or measuring velocity

And you have a quality control whether you are in the right?

Power training zone or not. What are different types of power training all the different types of power training I

use some classification

Where I distinguish between different efforts so a plyometric effort?

which usually involves the stretch shortening cycle so that can either be a short stretch shortening cycle or a long stretch shortening cycle a

Ballistic effort where the weight or the object goes into a free flight and a dynamic effort

Which is usually done with?

Added bands or chains to minimize the deceleration and the breaking phase the reason for that is that in most

exercises the deceleration or braking phase the deceleration or

braking phase

Stops to occur well, whether that is a good explanation. I don't know well

After 80 to 85 percent of your 1rm. There's no

deceleration or braking anymore which means that if you're training at

Percentages below 85 or 80 there's always a deceleration phase which is not a good thing if you won't develop power by

Intensities of 20 to 50% of the 1rm so again the back squat with 100 kilos 1 RM

if you want to improve power at

higher velocities you need to choose loads at the lower end of the spectrum so score between 0 to

30% wanna Rams 0 to maximum 50% 1 or M conversely if you want to

Let's talk about power training exercises and which power training exercises to use because for the different efforts not all

Exercises are created equal so for each effort you need to choose a certain type of exercise which power training exercise are that?

Let's go through it step by step or the plyometric effort again lower loads 0 to 20% 1 RM you choose exercises

Like unloaded jumps with your bodyweight that can be counter movement jumps heard it jumps box jumps drop jumps

Whatever it might be all light very light implements for the upper-body light medicine balls for example

appropriate exercises for the ballistic effort you choose loaded loaded jumps for example

You can use dumbbells as an external load barbells, and you choose heavier implements for the upper body so heavier medicine balls

We can also think about a bench throw in the Smith machine as well as the use of cables and resistive bands

Ok for the dynamic effort what?

Type of power training exercises are you using for that well these are your big lifts with?

bands attached chains attached

whatever it might be a big lift your first squatting pressing movements bench press shoulder press and also the pool's pulls from the ground or

rowing variations that means heavier implements barbells most of the times and pants attached

I think I just out like that the second go and also the Olympic lifts and

variations of the Olympic lifts most of the times if you work at percentages I've outlined before 50 to 70 percent maximum

80% you tend to use variations

from blocks or from the Hang

So you shorten the range in order to minimize the braking and deceleration what does that mean?

if you think of 50% of your 1rm power clean from the ground and

You pull it and maximize

Velocity the way it will probably fly above your head

In order to avoid that you work with the shorter range from the mid side from the hip

So you can apply maximum velocity and maximum acceleration

Without having a braking or deceleration to rev it up how much weight for power training

But first and foremost definition of power or power training power is force multiplied by velocity

which means as opposed to strength training you wanna maximize not only the weight on the bar you want to maximize the

velocity power training can be

categorized in different efforts ranging from 0% to 70 maximum of 80% and each effort has a

certain movement velocity and an appropriate exercise

Selection for that effort so now it's up to you

so what is?

to get the click that's it

everything else is simply in support of that number one goal

ideally you want to train your list to click your links like mind numb robots

you want them to click automatically without thinking because

it's what they always do when they open your emails

you don't need to sell the product the sales page or video you send them to should do that for you

you don't need to tell them everything about the blogpost you're sending them to

the post will do that for you

so how can you improve your click-through rate?

give great information people will like you and

trust you if you give them great info that helps them clicking the link is

just a natural extension of that

show them the what but not the how

you might give them a really useful tip on what drives super targeted traffic but to

learn how to do it they need to click the link

don't always send them to sales letters

send them to fun stuff to show them your blog post your videos and even

other people's stuff now and then

and now and then surprise them with a free product

your email tells them a method to list build using Facebook

then you send them to a link that will give them 5 more list building methods

and when they click the link they see a very short sales page offering the product for free

how much do you think they love you right now

and what are the odds that they will click more of your links in the future just in case

there is another free product on the other side

of course your list and your niche may call for slightly different methods

but bottom line your primary goal of email

marketing is always to get the click because the more trained your list is to

click the more money you will make in the long run

How Many People Can The Earth Sustain? - Duration: 4:56.

7.5 billion people live on planet earth, and that number grows every day.

But planet earth is not getting any bigger, and won't be able to handle its growing

population forever.

At a point, the planet will become overpopulated, resources will be scarce.

there is only so much space, water and food to go around.

Today, life's biggest questions asks, how many people can earth sustain?

Overpopulation is arguably one of the biggest threats to the earth.

According to Paul Ehrlich, a Stanford university biologist, we face resource depletion, species

extinction and a human population so large that as a species we face mass poverty, famine,

starvation and death.

Ehrlich said the earth had reached its total capacity already in the 1960s and 70s, and

since then we have been living on borrowed time.

Even in the 1960s and 70's scientists were warning about the potential dangers of overpopulation.

At the current rate, the population will reach 9.8 billion by 2050 and 11.2 billion by 2100.

That's according to the United Nation's populations division.

When it comes to 11 million people, there is actually space for all of us.

But the problem is not space, its resources.

Perhaps one of the biggest challenges the global population faces is a lack of fresh

water.

At the same time, there is only so much food that can be produced.

Places like Africa are especially vulnerable to a lack of food and water, yet Africa is

expected to see the sharpest increase in population in the world over the next 35 years.

Where food is concerned, Most scientists agree that the earth can sustain anywhere between

9-10 billion people.

Some say that number could be stretched to 11 billion.

But it isn't just food and water we need to worry about when it comes to a growing population,

its the emissions the growing population produces.

The earth is already showing signs that there could be another global mass extinction on

the way.

Warming oceans, created by increased carbon dioxide in the atmosphere, will kill off marine

life that is vital for food supply.

Rising oceans and extreme weather caused by a warmer planet will affect coastal cities,

which are coincidentally some of the most populated.

Changing precipitation patterns could cause decreased precipitation rates in some parts

of Africa.

No precipitation means no agriculture, and very little human habitation.

Scientists don't know if the world can sustain 11 billion people.

If we do reach that number, we need to stabilize the growing population by reducing fertility

rates.

China envoked a one child policy, and that brought down fertility rates significantly,

while life expectancy is improving.

There is evidence to suggest that fertility rates are already slowing down.

In the 1960s, the fertility rate was 4.7 babies per woman, to 2.6 babies per woman between

2005 to 2010.

One way of reducing fertility rates, according to Will stiffen, an emeritus professor at

the fender school of environment and society at the Australian National university, is

to raise the status of women.

Make women more educated, and give them employment, and they will undoubtedly have less children.

This is especially true in poor countries where women don't have the means, or the

knowledge on how to prevent pregnancies.

If those women had the knowledge and the access to contraception, less unwanted babies would

be born.

We know this because fertility rates in developed countries where women are educated, have declined.

Our earth could very well support 11 billion people, some experts say it could accommodate

100 billion people, but then theres the question of how many of those people will be living

in poverty with not enough food to go around.

1 billion people on planet earth already are living with nutrient deficiencies.

its difficult to say what percentage of 11 million will be.

But one things for certain, if we don't change our consumption habits, and change

them quickly.

Developed societies need to move away from values like material wealth, and switch to

a model where societal well being is considered most important.

We have to think about limiting the resources that we consume, while still living comfortable

lifestyles.

The future will also bring technological innovations that could help with the many problems associated

with a growing population.

Like the X Seed 4000, one of the largest buildings that will ever exist, that could house up

to 1 million people in comfort, with minimal environmental impact.

Cities of the future could consist of clusters of these large structures, where 100 billion

people could fit comfortable in an area the size of Germany.

I should say that the X Seed 4000 was never meant to be built, and would encounter considerable

engineering problems.

But who knows what ideas the future will bring.

Perhaps there will be innovations in food production and cheaper ways to convert salt

water into fresh water.

That's why its so difficult to determine how many people the earth could sustain.

In the 1960's and 70's scientists believed the global population would be doomed in the

next 20 years, 50 years later and we're still here.

cat but how do you go about doing this to make sure that they will definitely

just like this one so there are a large number of reasons why we might want to

change our dog or our cat's diet they might have developed a condition such as

kidney disease and you want to start feeding a specific prescription

diet as recommended by your vet they might have aged and so you want to

switch them from a dog maintenance diet to a senior diet from a kitten diet to

an adult diet you might have realized that they're overweight and you want to

change them to a diet that's better to help them lose that weight and become

much healthier or you might just want to change and feed them something that you

think might be a little bit healthier and better quality for them so

whatever the reason these next tips will help you transition and change onto a

new diet for your dog or cat so to start with all diets differ in how much we

should feed them and so we need to work out how much you should feed of your new

diet so the first starting point for this is

going to be the packaging material so they generally have a list and a

recommendation of amount to feed depending on what the weight of your dog

or cat is so while this is a good starting point I do feel that they often

overestimate the amount that needs to be fed and especially if your pet is

overweight then you will need to reduce that a little bit now I just have a very

good calculator and if you sign up to my newsletter which is linked down below

then that will help you work out what your pets ideal weight is and how much

you should feed them of any diet whichever one you choose to feed so once

we've worked out how much we need to be feeding the next step is to gradually

transition them over a period of 7 to 14 days although if you've got a fussy

eater then you know potentially taking a little bit longer maybe 3 to 4 weeks

would be a good idea and what we do is we slowly increase the amount of the new

diet that's being fed while at the same time reducing the amount of the old diet

so for the first few days we might want to feed 1/4 of the new diet mixed

with 3/4 of the old diet make sure that that's all mixed in and that will

mean that you're cat probably won't even notice that they're eating anything

different as time goes on then we just slowly increase that proportion so maybe

after a week we start feeding 50/50 so half of the new diet half of the old

diet so that by the time we reach our end points us let's say two weeks then

100% of what we're feeding is the new diet so changing a diet this way just

makes it very likely that your pet probably won't even notice the

difference in what they're being fed so another way that can help change your

pets diet is to actually start feeding the new diet as treats now obviously

this will only really worked if you're feeding a biscuit based diet but what

you can do is when you're out some walks when you're playing is just have a

handful of biscuits handy and give them as treats so that way your dog will

associate them with with really having fun and with a good time and it's more

likely to then eat them when you put them in their bowl if you do this

alongside that transition then the chances are that if your pets not fussy

and not got any other problems than they will transition to that new diet without

a problem so if at the end of the transition period your dog or cat is

just not eating their new diet then it might be time to change onto a different

diet of a similar make similar brand or with a similar purpose we all have our

personal preferences and what foods we like to eat and our dogs and cats can

sometimes be the same although the vast majority will eat what you want them to

if we just take things nice and slowly so if you've got a particularly fussy

dog or cat and you really do struggle to get them to be anything different then

dog to eat and a lot of those tips will also apply to cats so check that video

out if you really think that your dog or your cat will struggle to change diet so

I hope that's given you a few ideas and will help you transition diet smoothly

doing that smooth transition also means you're highly unlikely to get any tummy

How Much Does It Cost To Use Eventbrite - Duration: 6:02.

Let's talk Eventbrite. Now we have some more tutorials and videos and things

that going to be helpful for you, but first and foremost, you got to know if it's

going to cost you some money or if it's going to be free. Let's get into it.

Hey Marianne, my name is Chris I've heard you talk a lot about Eventbrite. I'm

curious how much does it cost to use Eventbrite?

I love getting questions from you guys. This is another great one. How much does

it cost to use Eventbrite? This may surprise you. Eventbrite is technically a

free platform but you might be surprised to find out if you're not prepared, that

it can cost you a lot on the back end if you don't know how to use it. That's why

I've made several videos showing you how to do that. I highly encourage you to go

check those out. See how the costs break down, see how the fees get charged and so

on but let me tell you how it's free and how it's actually going to cost you some

money, okay? So Eventbrite is one of those free platforms just like most of the

apps on your phone probably. Where it's free to download, it's free to use and

then if you want to upgrade stuff, that's when you want to start paying. That's

when you have to start paying. So here's how Eventbrite is free. Eventbrite is

free to get an account on, it's free to connect with all of your email and

social media, all it's free to share everything and it's free if you are

doing free tickets to your event. Okay, so this is great for if maybe you're

throwing a kid's birthday party or maybe you're inviting people over to your

house for a shindig or maybe you're doing a potluck or maybe you're having a

free event with a free speaker or maybe you have you know a dance or something.

Something where you're not charging admission to. The Eventbrite willl stay

free for you. When it starts to cost money, is when your tickets start having

a cost associated with them. And Eventbrite works a little bit

differently than other platforms you may be used to.

Instead of taking fees directly out of the ticket sales and sending the rest to

you, Eventbrite will calculate a specific

cost based on the number of tickets that are being sold and the price of the

tickets that are being sold. It's not a flat percentage. So you do need to do

your homework there and again watch that video that we produced about Eventbrite

fees and how they work and you're going to see a real live screen share breakdown

of how those fees are going to be implemented. So let's say, you have an

event. You rented a convention center for it or maybe you spend money on a venue

you got some money going into it for props. You've got some money going into

it for equipment and and tech and all of the mics and cameras

and things like that. You probably want to start charging for that event because

it's going cost you just to even produce it and if you have a room full of free

people, that can put you in the hole really, really fast and it will make you

not want to do events in the future. So definitely, definitely starts charging

for those events and when you do, Eventbrite will actually take a fee

that's part of that. Now, you might be surprised to find out that there are two

ways that you get charged when you use Eventbrite. If you're charging for your

tickets, you need to pay a EventBrite a fee and you'll also need to pay whoever

is processing the payment. Their cut, their portion of it. Eventbrite usually

works with PayPal. So you're going to be paying a PayPal fee and an Eventbrite

fee. Now they work differently. PayPal is going to take some write off the top and

send you the balance right? Eventbrite it's not going to do that they're going to

you know view their percentage and then they're going to send you a bill at the end

of the month. Alright, so imagine you're selling

tickets to an event there. I don't know. let's say $100 a ticket and let's say

that PayPal is taking I don't know, maybe 2 -3% of that ticket sale. As you know, a

three dollar charge. Eventbrite is also taking their portion. Let's just say for

example, that it's 3%. So you're going to get from a single ticket sale. You're going to

get $97 into your PayPal account because PayPal already took their feet. What

you're going to be aware of is that Eventbrite hasn't taken their fee yet

but they have calculated it. So if the total ticket sale price was $100 and

PayPal took their fee of 3% and Eventbrite knows their fees is

3%, then that's six dollars and this is just an example. Remember

that's $6 that's coming off of your ticket price and when you

get $97 you're really only getting 94 because if Eventbrite is going to send you

an invoice for three of those dollars. Now, let's take this is set further. Let's

say that you had a hundred people buy tickets at $100 a piece.

I think that's $10,000 or something like that. Remember 3%

of that is going to be immediately taken off the top by PayPal.

So in your PayPal account you see you sold hundred tickets at $100 a piece and

a 3% goes away, that's $10,000 minus $300. So that puts us

$9,700 right? You may be surprised when

you get a bill in your email for the other three hundred dollars. So be

prepared for that. When you get that invoice from Eventbrite, you should have a

portion of your ticket sales, Already set aside prepared to pay that invoice. So

you know that that could be something where people get hiccups on and they

could be complaining about. You don't have to worry about that anymore and now

you've been forewarned and now you're officially in the know. So again just to

recap. Eventbrite can be free if you're using

it for free events. Eventbrite can also cost you money if you're aware of how

they do that and about how those charges break down, you're going to be just fine

The cost of a rhinoplasty is determined by three factors: The cost of the operating room

which is based on time, the cost of being monitored under general anesthesia by a board-certified

physician anesthesiologist, and then the surgeon's fees for performing the procedure in addition

to all the post-operative follow-up appointments for one year.

You're also going to see the differences in cost based on a surgeon's experience, which

is extremely important and geography as well.

The nose is the most prominent feature on a patient's face and it's very important to

Because it will cost a lot more money in the long run if you don't get it done right by
