November 2018 Contract Activity in the Washington, DC Area - Duration: 1:53.

Hi everybody, I'm David Howell CIO at McEnearney Associates and thanks for

tuning into our monthly conversation about absorption rates. This month I want

to talk about the immediate impact of Amazon Two's headquarters coming to

Northern Virginia. And to give some context to this, generally speaking

across our entire footprint, absorption rates in November run about 3% – 4%

lower than they do in October. Not a surprise, the market tends

to slow in November. But in Arlington County and the City of Alexandria, the

immediate impact after the Amazon headquarters two announcement was

absolutely electric. In all property types, that's detached homes, attached

homes, and condos, all of those, in both jurisdictions, are solidly in the

seller's market category. But even more dramatic is what happened in Crystal

City itself. Now almost all the inventory in Crystal City is condos, and where we

typically see in any given month in Crystal City is 5 maybe 6

properties go under contract. In November, and again bearing in mind the

announcement was only in the second half of November, 22 homes went under contract

in Crystal City and that translated into an absorption rate of 85%.

That's one of the highest absorption rates we've ever seen and

that puts it solidly in the extreme seller's market category. Now we want to

temper that with a little bit of reality. When an announcement of this

magnitude happens there is always speculation that happens. People tend to

get very excited and we've had some anecdotal evidence of investors rushing

into the area. Our cautionary note is this is always great news but this is a

long-term play in our view. There's this initial bubble that happens. We think

that bubble is gonna cool off a little bit and those people that are willing to

buy and hold for the long term we think they're going to do really well.
