Salut Youtube!

If this is your first time here, I'm Rosie, and I'm a Kiwi living and Paris and today

I thought it could be quite fun if I took you around for a tour of my apartment

and to tell you as well how much rent I'm paying

here so that you can get a fair idea of what you can expect your money when you come to Paris.

I'll also talk a little bit in general about the cost of living in Paris

If you have any further questions on this topic

Before I get started with the tour though

I just wanted to mention that this is not the first apartment that I've had in Paris

It's my second one - the first apartment

I lived in for two and a half years

and it was just a small studio apartment of 22 square meters

and what I will say is that most people do not start out

in a big 1-bedroom apartment like I'm going to show you

today and honestly after

two and a half years of living in this tiny studio, this is my "I deserve this apartment" apartment

Let's get going and I'll show you around!

Great so welcome to the living room

Which is probably one of my favorite spots in the whole apartment

It's a super calm and light room which I really like

I'll start to giving you a little bit of a look around

So what we have up here are some nice

prints that I've ordered which are actually different mountains that you can find throughout

New Zealand and so they've kind of been interpreted in a geometric print kind of way

And I really love the colours, and as you can probably spot in the lounge

I have tried to keep the geometric theme present throughout

I've got my geometric coasters

On our nice

Squidgy woolen rug which is very cozy in the winter time

It saves your feet getting too cold from the wooden floors

And what I really love is that we have these big windows or doors which open out onto our little balcony

And as you step outside you get this wonderful view of these Parisian houses

and these Haussmanian apartment style buildings

I just love this because it makes me feel like wow I'm really living in Paris

and I don't think you can see it

But basically at the end of the street you have the Moulin Rouge

So we're in the north of Paris

And we've got this cool fake grass on the terrace, which is just pretty random

But I love it

Cool so coming back inside, and I'll take you over to the kind of dining area

And over here we've got our little office desk and above the office desk

we have a canvas print of a photo that I took a few years ago on vacations

in Italy in the Cinque Terre

I really love that old mirror and the fireplace just below it

Over here we've got a great piece of furniture that the previous tenants actually restored and

we bought it off them when they left because well,

there was no way they were going to get this down the stairs anyway

But it's really handy, we've got our plates, cups and glasses in here

and everything that you need to set the table

it's really practical and pretty good looking at the same time

My beautiful little niece Lulah when she was a baby

Those are really pretty

candles actually they have tea lights down the bottom and when they light up the windows

light up as if somebody's home

While I do like to have a few nice touches here and there

I have tried to keep things as simple

and as minimalist as possible

and there I am, hello!

The main reasons just being that I hate clutter, and I really believe in

using fewer things for a longer time

Cool so let's continue the tour

Here we go into the hallway, and we've got our things at the end - coat rack & a shoe rack

Let's go into the kitchen. I'll pop the light on

So unfortunately we don't have any windows in the kitchen

but hey you've always got to give something in Parisian apartments

Oh, we've got some cool magnets on the fridge here with some Māori words

So we're learning some of the colours in (Te reo) Māori

Kowhai's yellow, Kakariki's green

and so as you can see it's not a huge commercial kitchen

We've just got a couple of elements, a little spice rack, some cupboards and our

microwave oven so nothing very impressive in there

and as you can see we've got our

washing machine in the kitchen and that's really classic in Paris

So moving into the bedroom, very simple bedroom

As you can see we don't even really have any art, or a lot of color going on in the bedroom

I really like simple clean spaces in bedrooms

For me it gives a sense of tranquility and it's nice and easy to relax and get to sleep in them

This is the view when you look outside our bedroom window

And the bathroom, I won't spend much time on that, it's a standard bathroom

We've just got a toilet

Oh, this is funny

WC which stands for 'water closet' they've labelled the toilet

and we've got pink toilet paper

It's very small

But at least it's got windows which means that we can open the windows when we're having a shower

And it doesn't get too steamy or too hot

So here's the bedroom from this angle

We've got a nice big wardrobe on the other side of the room

We've got a clothes rack on one side

And we've got big shelves on the other so it's perfect to store all of our belongings

I think this building is about a hundred and ten years old now so beautiful

I just love the floors so much

And here we go back into the living area

So I hope you guys enjoyed that little tour around

As I said this isn't really

The normal apartment that you would start out and as a student.

It's definitely a working professional apartment

So how much rent do I pay?

Well this apartment is based in the 9th arrondissement

So it's nice and central

So it's in a really cool area. It's quite hipster now. It used to be really dodgy.

I mean 10 years ago

you wouldn't want to live near Pigalle because that's where all the prostitutes were

and it was famous for having

people selling drugs around this area and all the bad things that kind of go with that

But these days that's kind of a cool place to live,

it's up-and-coming as they say and it is safe now

So my boyfriend and I for this apartment we pay

1300 euros per month

And that includes our charges so that includes our

water, and it includes the general services of the building so the lift that we use

the security, that kind of thing, those kinds of shared costs

So it means that I am paying personally

650 euros per month and my boyfriend of course takes the other half of that

As a student

I think you can expect to pay in Paris anywhere between sort of 550/600 to 900

For a studio depending on the quality and on the size and on the location and when you upgrade to having that

one-bedroom, I think you're really more so looking at

950/1000 - 1500 being the range that you're looking at

So is that expensive? Well it depends on

what your reference point is and how much you're earning

If you're coming from London, it's probably

really cheap for this size and in this location

To put it into context,

in France the minimum wage that you could possibly be earning if you're working full time Is

1,500 euros per month

so if you're in a studio of

700-800 euros per month

Yes

It's expensive, rent sucks up half of your income

For people with my kind of profile that is to say you've got higher

education, you're in your late 20s, you're working full-time in a professional context

I'd say that most people spend between

25 to

40 percent

Of their net income after tax on their rent

Of course on top of that you have to add

your phone your internet your transport your groceries the cost of living

But that hopefully gives you roundabout an idea of what you can expect in Paris

oh hey what's going on CPA strength here for another video

anyways I'm just gonna make up I make a protein shake this morning that's part

of my daily routine this is kind of for if you possibly for this like for like

the one or two people well I got some comments yesterday but for the one or

two people who started exercising a couple of weeks ago and I said don't

don't put out don't start don't wait and still congratulations for the Co people

who have been exercising just started a couple weeks ago just started you know

and who have kept up with it now by this time right if you've been doing a

push-up so you did 30 push-ups the first day and then 40 then 50 now you're and

you've gotten sore you've got none sore now you're like up to like 100 pushups a

day you're loving it you're like hmm is there anything more you like I'm not

shredded AF yet what's going on alright it's gonna take a little while

so I can just tell you from my experience what I did to like

I remember I started just doing some push-ups and then a couple couple weeks

after doing push-ups you know I was like how do I get my muscles bigger like I

want bigger muscles I want to do more push-ups so I thought well hey maybe

maybe I should look into nutrition or like what I'm eating you know cuz I

don't that'll make a difference so I started then I started going on

YouTube that's where I started my love of

YouTube talk to him probably about I guess 2012-2013 somewhere in there about

you know four four and a half years ago five years ago and then I found protein

and then I started just trying to get enough protein in and seeing how many

grams of protein things had I was you know wasn't tracking macros at all so

the thing that I started with the thing hey I did after after I started doing

push-ups couple times who lead you know my exercise is going now I wanted to pay

attention just the something on my diet so I started with the protein shake

because I figured I wanted to get bigger muscles I need more protein so let me

just start thinking about protein and this is just what I do this is my

protein shake recipe this is my go-to I'll probably say you know like a real a

real food would be better like this is considered a supplement protein a

protein powder now look look at this I'm a baller shot caller 20-inch blaze

already Impala car huh get laid tonight swish the ball tight get sprayed what I

hit the highway making money the Flyway got to be a better way better way

been away all umballa shot-caller 20 in blades only Apollo look little Troy

sitting down south boy Oh Brown mm but anyways this was uh that I've been on

this cheap protein for four and a half years and then I saw an Amazon this

isn't much more money so I got this some bottling one big ball ooh

anyways get any protein get the cheapest protein okay don't don't start out there

thinking you need a bunch of stuff these are those are like the cheap proteins

like sixteen dollars on Amazon get you some of that okay here's a here's a pro

tip I always make mine out with water you can use melt or whatever but

everything's adding calories this is I'm gonna use two scoops it's gonna be about

400 calories I don't even know what this is it's give me about 40 50 grams of

protein

a good general rule for protein is a gram per pound of bodyweight you

probably don't need that much that would be on the upper scale like I'm 200 and

today I'm like 265 pounds okay two cups of two cups of water so I don't like

throw I'm 265 pounds you know lean muscle mass I probably have 220 so I

would say you know to 200 to 265 grams then you don't ever need more I don't

think then you then you weigh so so that's just a good base like I weight

265 pounds I'm going to try to get 265 grams of protein today you ain't a

hundred and eighty pounds you try to get 180 grams of protein in along with doing

some push-ups so so basically I've done nothing groundbreaking I've added two

cups of water into my my old blender by 1970s blender but I find the new

blenders they always break on me so look two scoops two scoops kellogg's

raisin bran two scoops yeah anyways I've been having so much fun with this

YouTube I'm just living so blessed I mean I can't believe this is my life

alright so I like to mix that up first you're like first there's something else

yes a great day Oh real niggas know like Big Boi feet right

mm you know I'm team by the stones in the nigga chain see the can do the dump

with a chain so now we're gonna get it this is the secret ingredient frozen

bananas I love frozen bananas I love bananas I think very good fruit they

don't have too much sugar in it's a nice car giving you some energy I know we're

not worried about car worried about the protein so don't even worry about it's

just a nice fruit it's a fruit and vegetable what I do is I I know if I'll

do about two bananas one and a half they're frozen so I just crumble them up

and they're seeing me struggle I'm always in the Strad live on the struggle

bus I'm actually the driver of the struggle bus if you didn't know yeah so

look there's a frozen banana in there right see I just keep on breaking it up

into little chunks now pro tip is you freeze the bananas you take you take the

shell what do you call that the what's on the outside of the banana the rind

the shell I'm losing my mind I can tell you any hip-hop album or group but I

can't tell you what it's on the outside of a banana peel but you peel the I

don't know you peel the banana and then because if you freeze it with it with it

on there unpeeled it'll be hell to take it off once it's frozen so anyways let

me let me let me see you see the gang dopes selling off you gotta be smooth

nonchalant check batting for the street attitude don't front what you really

can't afford to lose we ship starts leaking every trouble for

you keep a backup plan you owe us to ride and never give a fuck about a

customer's life man I'm done with the game on the past but time how to hustle

by your mom get your money okay mom let me teach you a song playing the song

sorry that was some blending action I've gotten like the $30 blenders and they

just I thought I should get a nutribullet if nutribullet wants to

sponsor me for anybody wants to sponsor me so I'm trying to blow up on a clock I

don't know nobody no I'm just kidding so look look what I have a nice thick

shake full of protein mmm it's like a milkshake it's delicious

that was my neighbor slamming the door I've been filming for like a day over

here I think they're already like done with me yes I'm representing my dolphins

Jersey since the offensive coordinator just got in trouble for doing something

I mean really you've never made a mistake in your life now me now many

ways this is a you know this is delicious so look at you now your

exercise and you're doing push-ups just keep doing some more push-ups you

know one meal one meal a day you know you're hitting your protein get some Pro

get some protein powder or you know what's good eggs are really good for

protein meets good for protein fish is good for protein to protein powder is

good for protein what else is good for protein beans I guess have protein are

good for protein like look legumes

anyways you have your you have your exercise now and now you're starting to

think about your protein how to build your muscles and I'll come back I'll

come back in a little bit and I'll tell you the next thing that I did along my

fitness journey because I think that's the most I never sign ever set out to

really be an inspiration or a motivator I just wanted to tell my story I guess

and it so turns out that it's a motivating and inspiring story to a lot

of people and so instead of trying to be inspiring to motivate now I'm just gonna

tell my story and if that can motivate and inspire along the way then that's an

awesome that's awesome because it makes me feel so good

when someone says you've helped me you've helped me with accounting you've

you know you're my fitness guy you know you've helped me get off the couch

something clicked you know you've helped me and to hear that I've helped someone

makes me feel so amazing that I can't wait to do it again like you know I'm

such an addict you know I mean you guys know I'm an addict and it's like I

finally just chained I feel like I'm smiling like I'm really happy right now

thinking about it because for so long I was addicted to

drugs or streets you know bad shit you know nothing some that never gave

anything back to me and I don't know why I was addicted to because I never hear

anything back to me but now I get positivity back to me and that

I've helped somebody and it makes me feel so good it's like a dopamine kind

of release it's like it's like I'm a selfish addict and it just feels so good

Zia, Chef De Cuisine Part 1 - What I do and how much I make - Duration: 5:03.

My name is Zia Sheikh. I am 35 years old.

I am Chef de cuisine at Paowalla Restaurant,

and I make 75,000 a year.

My main responsibility as a chef de cuisine

is to oversee any type of kitchen operation,

from menu development to dishwashing

to working alongside the cooks, to food,

labor costs, sitting down with Chef Floyd

for about 10 to 15 minutes a day.

We talk about what's coming down the line as far as menu.

We are a very highly seasonal restaurant.

We try to use the Union Square Greenmarket

as much as possible, as well as local farms.

If it's not in season, it's not on our menu.

Union Square Greenmarket is where all the local farmers

in the area come together in one area.

We will go over to them, talk to them

about what's in season, taste everything, pick items up,

and then bring it to the restaurant to prep out.

Sometimes things will come in earlier than season,

some things will come in later than season.

For instance, english peas came three weeks out of season,

whereas corn, again, popped out of nowhere,

but right now, we're waiting for heirloom

tomatoes to come into season.

So it's a lot of talking to them,

seeing what they're growing.

And then they are there every two days,

so we try our best to go there again

every two days to keep things fresh.

We bring it back to the restaurant, prep it in the morning,

and then by nighttime it's on our menu

and serving it to the guests.

I do know how to cook everything on the menu,

and I also have to know, just so if anybody

comes to me with a question, it's my job to answer it

and to show them how to do things.

During dinner service, I am the conductor,

I guess you could say.

My main job is to work with all the stations

making sure that they are set up and focused

and ready to go, and then as tickets come in,

I call out different food items to different stations,

and then I'm basically just overseeing

that they're doing their job correctly

to time everything together.

It's a constant learning job.

When you come into it, you have to be ready

to be humiliated.

You're gonna be making a lot of mistakes.

You're gonna be making a lot of mistakes daily.

At the same time, you can't beat yourself up about it.

Eventually down the line, you have to be a good cook,

you have to be a good leader, you have to be a therapist,

you have to be a parent, you have to be a friend.

Just all those things come together

as a restaurant kitchen manager.

As chef de cuisine, and or sous-chef, or even chef owner,

it's all about learning timing of different stations.

We work off a traditional French system.

We have one, what we call an Expediter,

which is basically, you can think of it

as a conductor of an orchestra.

And then we have different stations doing different tasks.

Expediter is in charge of timing all that together.

You have to be able to time your cold station,

your hot line, in this case our bread oven.

Our guests are not waiting too long for food,

and that everything goes out hot in a timely manner

to a point where they'll appreciate it.

Basic math comes into play.

You have to look at cost of ingredients

versus how much items cost per portion,

and then breaking that down for the menu,

factoring in the restaurant costs,

and then serving it to the guests

at a value that they'll appreciate.

The most difficult piece for anybody starting out

is learning the endurance of it.

Most people, when they're starting out,

they don't realize that you're gonna be on your feet

for a very long time, just standing up and working

in high-heat conditions, working with sharp knives.

There's so many things that, what we call

almost disaster areas in the kitchen.

It's a very fast-paced world.

It could be anything from cutting something wrong

to overcooking a steak, undercooking a fish.

There's so many different things that are just

thrown at you and that you have to learn

to let mistakes just roll off your back.

It's not so much that you don't care,

but you have to learn just to kind of keep moving forward.

A lot of the sacrifices you have to make

starting out in this field is knowing how much

of your own time you're giving to this craft.

To be a restaurant chef, you're giving up

on a social life because you work weekends and holidays.

You're giving up on family time, you're giving up

on personal time because eventually, you'll be working

14 hours a day, and it becomes almost natural.

My family still doesn't understand how I work so much,

but it's part of the job, it's what I do.

I have an opportunity to make people smile

without ever meeting them, and to me,

that's a great feeling.

I am constantly feeding my own passion, as far as food goes.

I'm right in the middle of everything,

in terms of, again, just buying produce

and prepping it and cooking it.

The smells of everything in the kitchen

just makes me happy on a daily basis.

I did this just for the love of cooking,

and it's what I want I wanted to do

with the rest of my life.

A lot of people actually nowadays do try to get into it

for the money, and then they realize

that it's a lot of hard work.

It's a lot of repetition, it's a lot of long hours

in the kitchen, it's learning the craft,

and then eventually, you'll get to wherever you need to be.

So I make 75,000 a year.

Every restaurant is budgeted differently.

So as far as what I make and my job title,

it really just depends on what restaurant you go to,

what restaurant group you go to.

It could matter if you're

in a private restaurant versus a hotel.

So there's a lot of different factors that go into

what a chef de cuisine could make.

There are CDCs that make less than me,

there are CDCs that make more than me,

but as far as what this restaurant

is budgeted for, that's what I make here.

How Much Can I Afford? | Chapter 2 - Duration: 1:54.

So now that you know what kind of car you're in the market for, let's talk affordability.

That is so responsible of you.

I'm not just the carefree, happy go lucky guy you're used to. I have a responsible side too.

When you're planning how much you can afford, a good rule of thumb is keeping your maximum monthly payment at no more than 20% of your monthly take-home pay.

Plus, consider the total cost of ownership, not just the price for the vehicle you choose.

Don't forget to include other expenses such as insurance costs, gas, routine maintenance and repairs.

And those little tree air fresheners, they don't grow on trees.

Those extras can add up.

You'll also need to consider insurance premiums and depreciation.

Really? Tell me more.

Well, for example, sports cars are typically more expensive to insure, and certain vehicle brands tend to have significantly higher resale value.

After you've done some calculations, you should have a pretty good idea about how much you can afford.

Remember to set a budget and stick to it.

When you're at the dealership, it's easy to be sold more car than you need, so remaining clear-eyed and adhering to a budget will keep you from buying more car than you can afford.

Knowing your budget and understanding the other ongoing expenses will help you determine what you can comfortably afford each month, ultimately preparing you for those exciting sales negotiations.

Reporting a claim.

No matter what the circumstances, reporting a claim promptly after an accident is always

the right idea.

It's actually pretty simple.

Step 1: Report your claim online, over the phone, or on the GEICO app.

That means you can even report the accident directly from the scene, just make sure you're

in a safe zone first.

Do not report a claim while in "the danger zone".

Step 2: Schedule an inspection.

You'll be prompted by a claim examiner to set up an appointment with an adjuster to

inspect the damage.

How Much of an Age Difference is Too Much For a K1 Fiancé Visa - Duration: 3:27.

And we got a question coming up here from Arden what's considered too big of

an age difference for a fiancee visa? my fiancee is 20 years younger than me

and is that going to give me problems getting an approval for the visa?

You know this is kind of a tough question,

simply because we've we've seen decisions run the gamut and as we've

always said everything comes down to the discretion of the console officer

conducting the interview generally if it's a male petitioning for a female

especially from a South Eastern or Southeast Asian country we haven't seen

many issues, but if you you know flip the coin and it's a female petitioning for a

male from say like Africa we have seen some concerns in the age difference

we've even received a letter from one of our customers that they received from a

consular officer stating that it was against their culture to have such a big

age difference. So really it comes down to the country and and who's petitioning

for whom if you do have any questions or concerns regarding age difference or any

circumstances whatsoever you could always give us a call RapidVisa and

we'd be more than happy to talk about your case or your specific situation but

unfortunately it's it's impossible to give a concrete answer on that because

it's very subjective and it really comes down to the decision or the discretion

of the consular officer. Yeah! that's right but what I would add if it makes

you feeling more comfortable is that it is rare for that to be a reason we've

seen it but it's rare and a high high percent of the people who do these at

least in our business do have a large age gap you know I mean if the age gap

is less than ten years that would be more unusual than usual it's more common

day in a day out as we do thousands of these a year it's very common for the be

15 to 25 years age gap extremely common and they mostly go right through we

would just be remiss not to mention like Rick said that

Africa we saw a letter where they specifically mentioned an age difference

which I thought was odd we've never seen that happen out of Asia or Europe or

Latin America it doesn't doesn't mean it hasn't happened we just haven't seen it

and so for most people it's not something that you need to worry about

we've also never seen it when the male is the older one and that doesn't seem

right doesn't seem fair but but the reality is when we see any

pushback on an issue it's always when it's an older female and a younger male

and again that's not fair it doesn't even seem like it should be legal but

just to bluntly and honestly answer the question we've seen it that way we have

never we've done 40 year age gaps where a man is 65 and a woman's 25 we've done

a lot of those in fact I don't know how many but it's dozens at least dozens

several a year for sure and they never want to push back on any of those

they've always gone right through so not fair yeah it kind of seems like it might

not be it might be a gender issue going on there but that's what we see.

Congratulations on the birth of your little angel!

Now that you've successfully handled the pressures and difficulties of a nine-month

pregnancy, you can see that you have surely changed in many ways.

On the downside, you skin has perhaps suffered the most.

You may have stretch marks as well as loose skin, which can be quite frustrating to deal

with.

Due to the growing baby inside your womb, the skin around your abdomen stretches a lot.

On top of that, the weight gain during pregnancy contributes to sagging skin around your belly,

waist and upper arms.

Lose Weight Slowly.

Losing weight is one of the best things you can do for your skin.

But you need to focus on losing weight slowly to give your skin more time to recover and

When you lose your pregnancy weight too fast, it does not give your skin time to recover.

Moreover, losing weight too fast means you will start losing both fat and muscle.

Losing muscle will make the problem of loose skin even worse.

Muscle is needed to maintain a tight, toned body.

Also, losing muscle quickly will lower your metabolism, which undermines your weight loss

When it comes to weight loss, your goal should be to lose 1 to 2 pounds per week.

Exercise Regularly.

Your body may be weak after delivery, but you must start exercising as soon as your

body is ready.

There is no need to exert yourself, though.

You can start doing simple exercises like taking walks with your baby around your neighborhood

or some easy yoga poses and squats.

Once your doctor gives the green light regarding your health, you should focus on strength

training.

Opt for exercises that work the tummy directly, such as sit-ups, planks, bicycle crunches

and side bridges.

Along with strength training, cardio exercises will help get rid of the fat under your skin,

leaving it tighter and firmer.

If going to the gym is not possible with a newborn baby to take care of, try to make

time to run, bike, swim or dance to lose fat and make your skin tighter and more beautiful.

Do Daily Oil Massages.

Massage your loose skin daily with some nourishing oil to increase blood circulation.

Good blood circulation promotes firm and smooth skin.

For best results, do the massage just before your bath, then use lukewarm water to bathe.

Plus, regularly massaging with oil will help improve your skin tone and texture by keeping

it well-moisturized.

Apply some warm olive oil or coconut oil on your loose skin.

Using gentle yet firm strokes, massage the oil around on your skin.

Another option is to mix a few drops of peppermint or lavender oil in 2 tablespoons of almond

oil and use this blend to massage your skin to help tighten your skin.

Almond oil is also good for reducing stretch marks.

Follow either of these remedies once or twice daily for several weeks.

Apply Aloe Vera.

Aloe vera has natural skin-tightening properties that can help get rid of loose skin post-delivery.

The malic acid in aloe vera helps improve skin elasticity.

Plus, it is a gentle moisturizer for your skin without making it greasy.

Extract the gel from an aloe vera leaf.

Smear it on the affected skin.

Leave it on for 15 to 20 minutes.

Wash it off with lukewarm water.

Do this once daily.

Use Rose Water.

Once your child is born, you may not have much time to take care of your skin.

One easy trick to tighten your skin is using rose water.

Rose water is a natural astringent, thus it is a great toner and helps tighten loose skin.

Plus, it gives you clear and glowing skin.

Rub some rose water on the affected skin before going to bed.

Another option is to mix 1 cup of rose water with 1 tablespoon each of lemon juice and

almond oil.

Rub it on the loose skin and massage gently.

Do it a few times a week

So the other day we did a video talking about what could be a typical

return on different types of investments and the more investment risk you took

the higher your potential returns. What's probably more important is

how much you could lose so to demonstrate that what I've done is drawn

a chart here that illustrates for different types of assets the worst case

scenario of what you would have lost on the worst year from the year 2000 to now.

The main thing is cash wouldn't have lost anything unless your bank went bust but bonds which

are only just a nudge up at the risk spectrum could have lost potentially

6% if you'd crystallized those losses. Developed market shares so European / UK

shares at one point went down 30% and EM shares - emerging markets - were down

38%. The point is that these all rebounded but you could have lost that

amount if you'd crystallized those losses. So make sure you're in your comfort zone

and you're comfortable with these potential dips and losses and remember

to diversify

The first thing that most people ask us when deciding to buy a house is "how much home

can they afford?"

Today we have a special guest at our team meeting, this is RJ Laffins from Summit Funding

here to answer some common questions.

So, how are interest rates?

Interest rates are historically low, they are running between 3.5 and 4.25 % depending

on which program you choose.

Great.

And Buyers always want to know, "how much do you need for a down payment?"

The minimum amount is 3.5% which equates to about $10,000 on a $300,000 dollar purchase.

The good news is it doesn't have to be all the borrowers funds, it can be "gifted" or

granted from the government.

How Much Does Lebron James ACTUALLY WEIGH DEBUNKING A MYTH That The NBA Has Been Hiding - Duration: 8:03.

So the question becomes what is LeBron James is truly and I've always thought that this is

Such an intriguing question because there's been a tremendous amount of ambiguity around the subject

I've even heard once before in a podcast with RJ and Channing that they are even allowed to disclose

LeBrons true weight which has raised my eyebrows to take into consideration

That this whole thing

About around look LeBrons await may have all been a hoax

So LeBron is listed at 250, which is exceptionally strange because carbon law doesn't say it about 250 as well, and as you can see

Clearly carbon alone it's at least 20 to 30 pounds heavier than LeBron

So in what world could they possibly be the same way

People have even gone on the record to say that LeBron was at least even to 60 to 70 at one point

So how can that very well be possible?

LeBron sits at about 8% body fat 6/8

Carbonyl on Saturn around 10 to 12% body fat at around 69 with at least more 10 pounds of muscle. That's being very

very modest

So bare minimum alone would have to be at least 18 to 20 pounds heavier

Another example is Serge Ibaka who was 610 to 35?

Not too much needs to be said here

As you can see from the picture and the majority would say that his leg muscle is what I was speaking about LeBron

His leg muscle is what gives him the extra weight

Well even if he had maximal leg development

This would only give him about 10 extra pounds

But yet that doesn't make up for the disparity because Serge Ibaka and Malone also have rather good leg development

Especially upper thighs which is where the majority of the leg muscle distribution would would come into play?

As far as the disparity goes

So as you can see there is no way LeBron has over 10 pounds of muscle in the lay area alone

Or two, so let's get into some actual scientific metrics

FFM I

First of all we should start by mentioning that this is an index

Used to account for the amount of muscle mass one person carries in correlation to their weight and hiked

Any person with an ephah mile over 25 will lead to suspicious

Will lead to suspicion rather of steroid usage

This already takes them to your account they already takes into account your

Your body weight your body fat percentage and your height

Just to make that clear a person actually can have an F for my own for 25

To 50 he would have an F in from I of about twenty three point nine

to twenty four which is the equivalent of these guys and

And as you can clearly see these guys have much

Superior muscle mass development compared to him

So obviously there's no way he's 250 um

And if he was 265 like they say he wasn't his miami days. He was sitting at around

an FF a mile about twenty six

Which would pretty much mean he has the same muscular development as these guys

and these guys

and those guys

Another interesting

Comparison is a guy named Danny Jones fitness on

Instagram as you can see this guy is jacked

Very jacked. He's clearly probably on some form of promise enhancing drugs

Sterilized so to speak and he sits at about 6-7 to 65

alright, so he's an inch shorter and

He's 265, which is the weight that a lot of people claim? He was in Miami

and this guy is

Ready to LeBron well. I'm gonna let you guys decide that one for yourselves

So what is the bronze true way in my estimation I would say between someone like Blake Griffin

and Aaron Gordon

And even then they both seem to have a little bit better muscular development than him

To anyone with a half plate trained eye

But I would still give LeBron the benefit of the doubt because he does seem to have a large

Body frame in the sense of his bone density which at the most would however only make him about 5 to 10 pounds heavier

But yeah Aaron is listed at about 6 9 to 20, so even while being in shorter

Which is about 5 to 7 pounds of potential by the way plus having?

theoretically denser bones

Giving him about 10 pounds

That would still only put LeBron at about 2:30

Which would put his fmi?

At about 20 1.88

Which would put him in the same class as the guys like King Abadi who was a very well-known

Bodybuilder in the fitness community, which I think that that would be a relatively good

comparison for the product oh

And by the way even if we were to calculate his weight

in a more traditional sense

VI test

Using Russell Westbrook as an example considering the fact that they have a very similar body frame and muscular development

Russets at about 63 200 pounds and about the same body fat. You know give or take a percent or two

And considering the fact that every inch carries about 5 to 7 pounds of potential body weight

and also considering LeBron is

About 5 inches taller that would peak him out at about 235, which still doesn't sit anywhere near

250 or

265

So in my humble estimation I would have to say the LeBron said somewhere between the two methods of calculation

Which will put them right around?

232 which would be my best guess, but uh anyway, what do you guys think?

What does the bronze shrew weight and would you guys agree?

That the public and the NBA have over exaggerated his waist since he's gotten into the leak

anyway
