These types of events are very uncommon in the U.S. and can be expensive.

The last one was in 1991 celebrating victory in the first Persian Gulf War, and it different

outlets have estimated its cost at $3 million to $8 million in federal funds.

Adjusting for inflation, that's around $5 million to $12 million today.

The U.S. military budget for the 2018 fiscal year is $824.6 billion.

The U.S. also has over $20 trillion in federal debt.

How To Help A Depressed Teenage Son - Duration: 10:20.

I get the call almost every week. How do I help my teenage son with depression?

Sounds scary? Well there are some things we can do.

It amazes me and concerns me a bit how much I get questions about teenage

depression and we know that this is an issue now. In fact, I was looking over the

statistics for teen depression. When kids reach the age of 12 or 13,

the statistics start to really skyrocket, maybe skyrockets the wrong word for it,

but they increase significantly as kids get into those teenage years for

depression and the related problems that come along with depression. We see it in

both boys and girls, tends to be a little more prominent for girls in those teen

years than it does for boys. The statistics I saw were from about 5% of

the population up to about 8% are experiencing some kind of significant

diagnoseable depression. Now depression is only diagnosed when it becomes severe

enough or prolonged enough to cause some significant impairment in that person's

life so beyond the clinical depression, I think there's a sub clinical depression

going on with our teenagers that is probably far more prominent than these

numbers that I'm sharing with you. I thought as we were approaching this

particular topic today, that it might be helpful to just give you some of the

things to watch out for. Sometimes you're going to pick up on some of these signs

and symptoms of depression where your son is fine but having some

challenges. You might pick up on these signs and symptoms as an indicator

that there's actually a clinical depression going on that's going to need

some more intensive treatment or response. Let's just talk about what

we're looking for to begin with. So I'm going to go clinical on you here.

Depression, regardless of age includes a depressed

or irritable mood and for kids, irritable is probably more common than depressed

in terms of what kind of an observable mood that you see,

okay. So irritability is one of those things, we're just going to be sensitive

to and it lasts for at least two weeks with at least five of the following

symptoms. I know you're not a psychologist and it's not your job to

diagnose your kids but I'm sharing this clinical information with you so that

you'll be better informed and you might choose to engage a professional, a

psychologist or a therapist or a counselor who can help you to get an

accurate diagnosis, even your family doctor can help with this. So here's the

symptom list, remember, it has to be at least two weeks of that depressed or

irritable mood with at least five of the following clinical signs and symptoms.

Here we go. Feeling sad or blue. Now that makes sense, right? Crying frequently. Now

may I add also that it's particularly concerning if these are something that's

not typical of your child? If your child always cries easily and

always has then we're not going to use this as a symptom, do you see what we're

saying? But if it's something that's a change or something that's new for your

kid then that's something you want to pay a little more attention to. A loss of

interest or pleasure in usual activities. So the things that they normally enjoy

doing yeah they're not so interested in them anymore. That's usually something to

pay attention to. A significant increase or decrease in appetite. Now here's

another little disclaimer, okay, because we're talking about teenagers

specifically. When kids get into their teenage years, there's all kinds of

factors that are making this more complicated including hormonal changes

and changes in their body and changes in their brain and in their interests and

in their socialization. I had a guy come in to see me once and he said, this is

just not like my kid at all. As we got further into it,

it's not his kid, it's his teenager. Hear the difference? Yeah, so there will be

some natural changes that are going to occur and it makes it a little tricky

because we have to kind of balance out. Alright, how much of this is

attributable to just becoming a teenager versus how much of this is something

that we should pay a little more close attention to? Continuing with the list. A

significant weight loss or failing to gain weight appropriately or gaining

excessive weight. So it's out of the ordinary in other words, not what you

would expect. A change in sleep pattern including an inability to sleep or

excessive sleeping. On the note of sleep, teenagers need more sleep than kids or

adults, it's just a developmental requirement that they have and usually

eight to ten hours of good solid sleep time is pretty typical for what

teenagers are needing so outside of that though, if they're sleeping all day or if

you're finding that it's excessive then that might be a sign or symptom.

Agitation, irritability or anger. Again, common in teenage years but we're

looking for something that is is more than you might expect to be normal.

Fatigue or loss of energy. A tendency to isolate from friends and family. Trouble

concentrating. In my earlier career, when I was just starting out as a

psychologist and I had a traditional psychotherapy practice, this was one of

the most troubling things for me in my practice because diagnosis is so

complicated. I just shared with you trouble concentrating, well that's also

the primary symptom of attention deficit disorder and sometimes you'll get

depression together with other diagnoses like ADHD or conduct disorder or some of

the other common childhood disorders that we see. So it's hard to pick it

apart sometimes. The next one on the list, feelings of worthlessness or excessive

guilt and then finally thoughts of suicide and incidentally, sadly, suicide

is the third leading cause of death for people ages 12 to 25. That's an

alarming statistic, that's something that we want to change an impact if we can

and there is a lot that we can do about it, that's why I'm sharing with you

this list. Now what can be done? Let's say that you're seeing some of those signs

and symptoms and that it's more than would be expected for a typical teenager

and oh by the way, if you're not sure, if this is your only teenager, you might

want to talk to some other parents, you might want to go online and get into a

community where you can kind of get a sense of what's the norm, not that the

norm is always healthy, okay? Because maybe you still want to do something

about some of these things even if it doesn't reach the level of clinical

depression but what if you're seeing some of these signs and symptoms and

it's severe enough that you think that there might be an issue? What can you do

about it? Therapy is helpful and the clinical

research shows that cognitive behavioral therapy, interpersonal therapy, some of

these therapy modalities have a lot of good track record for making some

significant impact on a depression kind of a manifestation. Get some help, talk to

some counselors, talk to a psychologist or a mental health professional that can

help you to to nail that down, tends to be very helpful. Changes in lifestyle and

behavior including diet, exercise, sleep patterns, sometimes a little adjustment

in those makes all the difference. Oh, and on the front of exercise, we have tested,

exercise, put it up against antidepressant medication, in the

clinical trials, exercise usually wins and teens tend to be very active for the

most part. If they're not, that's something that is going to help their

mood significantly to get active and to have that exercise in place.

I mentioned medication. Sometimes just the right medication is helpful. Now

get with a professional, talk to your doctor about this or a psychiatrist

who's experienced in treating adolescents because their particular

chemistry requires a little bit of yes with all the other changes that are

happening in their body and in their life. Other kinds of treatment,

complementary therapies, groups. So in addition to traditional therapy and

medication, there's all kinds of other supportive things that can help like

yoga or meditation or interest groups where they get to get involved with

other people their age, engaging in something that they're interested in, all

of these kinds of things can be helpful. I think the main thing is, let's open a

conversation here with our teenagers about what's really going on in their

life, we're going to watch for those signs and symptoms. There are a lot of

resources, even right here on this channel, look for the magnifying glass

because YouTube, I don't know if you knew this, YouTube is one of the largest

search engines on the planet and you will find enormous resources here, front

right here on this channel but also from some of my colleagues and other content

creators who are putting some information out there to help you as a

parent. We can do something about this. I am so glad you're here and teaming up

How Much Money Do Real Estate Agents ACTUALLY Make? - Duration: 11:38.

How's it going everyone welcome back to another video.

In this video we're going to be talking about how much a real estate agent actually

makes.

What I want to do is really break down splits, costs, and percentages to show you the bottom

line, take-home pay for real estate agents.

And I've seen a few other videos on YouTube out there like this but none of them really

showed an accurate amount.

Some were way too high, some made it seem like agents make minimum wage.

The real answer is of course somewhere in between so with that being said, let's dive

into a real life example so you can get an idea of the actual take home-pay.

So let's get started.

By the way, if you're not already subscribed to my channel, be sure to do so for weekly

real estate videos.

Ok what we're going to do here is look at the sales price of a property in my area at

$400,000.

We're going to look at the buyer's side in this video.

What you need to know is that the seller will pay both the buyer's and the listing agent's

commission.

The listing agent's commission can vary drastically anywhere from $500 flat fee and

I've even seen some as high as 4%, but usually on the listing side it will be anywhere from

2% - 3%.

Ok so let's look at this example.

$400k is the sales price.

In Arlington, the commission for the buyer's agent is 3%.

58% of properties right now are offering 3%.

About 40% are offering 2.5%.

If you average these two together, I know it's not a perfect science, you get about

a commission of 2.75%.

To give you an idea, go over to D.C. and a majority of the commission is 2.5% but we'll

use 2.75% because that's more in line with where we're at and what I see everyday.

Ok so with that being said, we're at $11,000.

Now most agents in the area are affiliated with a large brokerage.

Century 21, Re/Max, Keller Williams, and these brokerages take a franchising fee.

This is to use the name, branding, the perks that come with having your license held under

the broker.

Now it's important to remember all these numbers are going to be different, I'm just

going to go with the industry average, from what I've heard, is around 6% off the top,

goes to the broker.

So now we're at $10,340.

The next amount of money that gets taken out is your split that you've negotiated with

your broker.

There are 100% splits out there for some brokerages where you get to keep all your commissions,

but you don't really get much in return, maybe you do.

And these splits are negotiable and if you're thinking oh I'm just going to negotiate

a 100% split with my broker and keep all the money.

Well if you're paying any money to your broker, how can you expect any value in return?

If you're a new agent, your split might be 50% where 50% of your income is going to

the broker for a certain period of time.

Let's meet right about in the middle…let's do 70% split, just kind of like a nice round

whole number and it's a more accurate representation.

Now we're down to $7,238.

Guys it's 2018, most agents are on a team.

Because of the way a team works, you as the buyer's agent will be paying money to the

team lead or CEO or whomever is in charge to be apart of a highly-producing team, right?

They put the systems in place, you succeed, and you throw them a percentage at settlement.

This could vary as well.

We're going to use 15% as the split paid to your team.

You may not have a team, you may pay a lot less, you may pay more, we'll use 15%, that

brings us to $6,152.30.

I think we're pretty much done here.

The last thing that is usually taken out is what's called the desk fee or admin fee.

This is another charge that the bigger brokers include as a fee to help out with admin expenses.

I've seen some agents pass this on to their clients.

For me, my thinking is that my client just bought a house, I don't want to hit them

with a little extra fee, so I pay this fee, lots of other agents pay this.

This fee varies, we're going to use $450.

That's going rate.

That brings us to $5,702.30.

That amount is the take-home pay for the buyer's agent on a property that sold for $400,000.

NOW, there are additional costs that will eventually be deducted.

For example.

This amount right here, this is the pre-tax amount.

This is the amount before any taxes.

Guys, just like you're out there getting your money.

Uncle Sam is going to get his money too.

So on this $5,700 figure, you are taxed.

And I'm not an accountant or tax professional so check with your CPA on how much you would

owe in taxes.

A few other expenses as well, since you will be an independent contractor and not actually

an employee of your brokerage, you will also have to pay healthcare.

Healthcare/dental is not included for realtors.

You also have E&O Insurance.

Errors and Omissions Insurance, this is a type of insurance usually the broker will

have it and deduct it from your commission.

The coverage focuses on defending against a potential negligence claim made by a client.

Finally you also have BPOL.

Business, Professional and Occupational License, which is essentially a tax to run your business.

Which is kind

of backwards to me, but so be it.

So there you have it, How much does a real estate agent make, this is a typical transaction

on a $400,000 property.

Your numbers might vary you might have different splits, different commission percentages and

whatnot but you should be around this amount.

If you are an individual agent with no team, hopefully your commission is a little bit

higher.

And one last thing, there's a lot of stats out there that talk about the average real

estate agent salary, it's very tough to determine the actual average salary.

Don't think about the average salary.

Think about you.

How much money do you want to make?

And it sounds cliche, but the reason I'm doing this whiteboard is because you have

to work backwards.

You're 100% commission and you only

get paid on the closing.

So if you want to make $60k in a year, you have to do about 10 closings.

If you want to make 100k you have to make 17 deals happen.

I have heard of people coming out of the gates and in their first year doing over $100k in

gross commissions.

There are people in this office that make $500k, $800k…there's also people that

make $30k and $45k.

So set up your goals.

How much are you going to make

and work backwards from there.

If you're going to make $100k don't just say it and then take the afternoon off to

clean your house.

In real estate you have 2 jobs — your first job is lead generation, and your second job

is being a real estate agent.

It's very simple, the more people you talk to and the more connections you make, the

better chance you have to hitting your numbers.

Sienna, Outreach and Admissions Coordinator Part 1 - What I do and how much I make - Duration: 3:31.

My name is Sienna Fry.

I'm 28 years old, and I'm the Outreach and Admissions

Coordinator for the Colorado Outward Bound School.

I make $42,000 a year.

So Outward Bound is an organization that sends students

of all walks of life on challenging wilderness experiences.

Our courses range anywhere from eight days

all the way up to 82 days in length,

and we start students as young as 12,

take 'em as old as you can get your doctor to sign off

to go on these programs.

My main responsibility as the Outreach and Admissions

Coordinator is that I'm the first point of contact

most people have with Outward Bound.

Whether they call in to our informational hotline,

I meet them at a school or community event,

or we wind up running into each other

just in the social fabric of Denver,

I'm the person that gets to represent

what Outward Bound is all about,

and help explain to them what an experience might be like.

I've got anywhere from five to maybe 100 potential students

calling me at any given time,

and because I wanna make sure

that they're all equally prepared

for their Outward Bound experience,

I need to take pretty thorough notes

on every conversation I have.

The same goes for my design of custom programs,

I don't wanna accidentally design

the program that I talked about with company A,

for company B, because that's not great customer service.

As with any nonprofit organization,

I need to be willing to step in

and able to lend a helping hand to my teammates.

A lot of jobs in this type of industry

are kind of a catch-all position,

and you wind up getting to explore projects

in areas of the company that you didn't even know existed,

and that's something that I really value

about my current position.

An example of that would be that we have a partnership

with Backpacker magazine, and I was able to help them

co-create some online outdoors skills classes,

and I got to help write the curriculum

and do the filming of these classes,

and that was something I never even knew

that Outward Bound did on a regular basis,

and then stepping into a more office

and supportive type of role,

I was able to be an active member of that project.

Because I've only been in my job for one year,

I don't know a whole lot about how potential increases

of my salary are gonna work.

I think that in the future,

my salary might be structured differently

because my job has a sales focus to it.

I do have a little bit of a commission,

and that, I've included in my salary of $42,000.

So it can fluctuate depending on what my commission rate

is at any particular time.

My salary might change in the way

that I get a lower base salary, but a higher commission,

or the other way around,

a higher base salary but a lower commission.

People come into this field because they love to explore.

They're adventurous; they like to try new things,

and they're excited about sharing their passion

with other people, and I love surrounding myself

with like-minded people who equally believe

that through wilderness experience,

we can change our communities,

and therefore make the world a better place.

And I've found that to be true whether I'm teaching

skiing at a down-home ski resort in the winter,

or guiding trips for Outward Bound,

or answering the phone in my basement office.

Chris, Yacht Captain Part 1 - What I do and how much I make - Duration: 4:45.

My name is Chris McGinley.

I'm 30 years old.

I work as a yacht captain,

and I make $72,000 per year.

So for this boat, I work for one family.

And my job encompasses a lot of different things,

but the main thing is to move it around

to different places in the world

where they wanna be and go sailing.

I spent seven years in the Caribbean

sailing through the Virgin Islands,

St. Martin, St. Barts,

all the way down to Grenada, through Cuba.

I've also sailed extensively through the Bahamas.

This past winter, we sailed from Martha's Vineyard,

through the Panama Canal, up the west coast of Mexico,

and arrived at California.

That was a seven-month trip.

Most people think my job is only sailing.

That encompasses maybe 5% of it.

The biggest part of the job is researching new locations,

making sure it's a safe place for the boat,

finding a safe place for the boat to be,

and then also finding interesting,

fun places to go with the owner and his guests.

So when I'm maintaining the boat,

I need to look at all aspects of it.

So whether it's changing the oil,

checking to make sure the engines and generator

are running properly and efficiently.

Looking towards the refrigeration system

to make sure the coolant levels are proper,

air conditioning units.

All the rigging,

making sure the rigging is all set properly.

All the anchor gear, dinghy,

make sure the varnish looks good, the boat is clean.

Make sure the beds are made properly.

Also, a big thing is provisioning.

This is difficult in different parts of the world

because you can't always get the food that you're used to,

so you just have to make do with what you can.

And whether you're getting it

at local markets or big grocery stores

or having special items flown in can be a challenge.

So when I first got into the industry,

I knew that usually captains make $1,000 per foot per year.

So this boat's 64 feet,

so on average you'd make $64,000 per year.

So when I first started in the industry,

I decided to ask for less than the industry average,

because I was about 10 years younger

than most people in my position.

And then over three years, I asked for a raise every year.

So now I'm at $72,000 per year,

just over the industry average.

And I'm kind of maxed out at that point.

So in order to make more money in this industry,

I would have to leave this job for a job on a bigger boat.

And that's not something I wanna do.

I really enjoy this boat.

I like the owner and I don't wanna leave this job.

The skills that are needed for this job.

Of course, you have to know how to sail

and how to maneuver a boat properly.

But the really big skillsets are good decision-making,

responsibility, project management

because there's so many different aspects to the boat.

Budgeting is a really big aspect to it.

Because of all the different places we travel,

you're always comparing the cost of marinas

when you're at the shipyard.

You're always trying to figure out

who can do the work the best for the cheapest price.

And when you're hiring crew,

you can hire expensive people or less-expensive people,

and you're just trying to bring it all together

into a yearly budget.

Trustworthiness is a huge factor.

Someone is giving me their boat and credit cards and budget,

and they don't have much oversight at all.

They trust me to make all the right decisions,

to get the boat there safely,

to hire the right people

and make proper decisions with their boat,

with their big expensive asset.

Additionally, you have to be able

to make good decisions very quickly, for different reasons.

The owner can often change his mind

about where he wants to be or what he wants to do that day,

and you have to have a plan B or plan C

or just be able to come up with something on the fly.

Also, things break constantly,

and you have to be able to evolve with that.

If you can't fix it,

then you need to figure out a way around it.

Additionally, if the weather changes,

you need to be able to adapt to that as well.

So you're constantly needing to make strong decisions

that ensures everyone's safety, and very quickly.

What I love about this job is being on a boat,

sailing, traveling all over the place,

getting to experience all different cultures,

and being able to work in the new communities

that I'm traveling with.

I'm always hiring local people to help with the boat,

so you get to know them on different level

than just traveling somewhere as a tourist.

The things that I,

there's very few things that I don't like about this job,

the biggest being not creating my own schedule,

and not being able to take time off when I want to,

and adhering to someone else's schedule.

And that's the hardest thing.

Another thing that's difficult about this job

is being away from friends and family

for an extended period of time.

It's not my choice where I live.

I'm sent somewhere,

and often that's not where my friends and family live.
