Recognize the concept in this photo?

One of the top questions I'm asked is how to design and build an LED backlit bar.

People are fascinated by commercial lighting, especially when it comes to

backlighting a bar front. Backlit bars create major "WOW-factor" and therefore

the design concepts for doing this are tightly-held -- until now!

The first thing to know about LED backlit bar design is that it can be retrofitted to nearly any

existing bar. The critical design criteria are as follows:

1). Lighting mounting tracks -- as shown in this architectural drawing, the tracks

are mounted continuously along the top and bottom edges of the curtain wall

and provide a simple method of installing the LED lighting.

The KLUS 45-ALU series LED angular extrusion, shown here, is available through SuperBrightLEDS.com.

For those who are creative, a 3/4" x 3/4" PVC strip

will do the same job at a fraction of the cost;

2). The RGB LED strip lighting, as shown here, such as this model by

SuperBrightLEDs.com, the lighting is installed continuously along the top

and bottom edges of the curtain wall; the lighting should contain

30 SMD-type LED's per meter; 3). Lighting controls -- controllers, power supplies and

miscellaneous cables will be necessary and are

available also at SuperBrightLEDs.com;

4). Translucent curtain wall -- as shown here, in section

and here in elevation, this is the main ingredient of the "secret sauce"

that makes the lighting effective. The best value solution are the "Lumi-Onyx"

panels offered by Lumigraf, which consists of Makrolon sheets laminated

with thin layers of translucent film, designed to evenly-disperse the light.

I recommend 3/8" thick panels for all bar fronts;

5). Curtain wall mounting angles --

as shown on this plan, the curtain wall is mounted

to a simple 1/2" x 1/2" x 1/16" anodized aluminum

angle, mounted continuously along its top and bottom edges; mount the angles so

there is 2" of clearance to the inside face of the curtain wall;

6). Mounting tape -- shown here in section, hands-down, the best solution for

installing the curtain wall to the mounting angles is to use 3M VHB 4950

double-faced tape, 1/2" wide; the best place to buy this tape is at ULine.com,

and 7). Caulk -- apply clear silicon caulk to all vertical

butt joints, as shown in this elevation.

Lastly, the curtain wall should sit about

7" above the finished floor; for bars with solid foot rests, simply

install the bottom mounting angle to the top of the footrest; for bars without a

solid footrest -- such as this one, install a 7" x 2" toe kick before proceeding.

So how much does it cost to build an LED backlit bar? Here's a cost

summary of all the above hardware necessary to build your own backlit bar.

The best RGB LED lighting for backlighting bars is a 5050 waterproof strip,

with 30 SMD LED's per meter, rated at 900 lumens and 7.2 watts.

All right, onto today's show, which is from a house cleaner who has a question.

And the question is, how much should I charge for five rooms?

Speaker 2: How much should I charge to clean five rooms?

Angela Brown: All righty, how much should I charge for five rooms?

Now, this is a question that I could answer until I'm blue in the face but let's go ahead

and answer it, because when a customer calls you on the phone, and they say, I have five

rooms that I need cleaned, we need to have a conversation.

So let's go ahead and have that conversation now.

So we're going to pretend, I'm going to pretend like you're the customer,

and I'm going to be the house cleaner in this scenario.

So you call me up on the phone, and you say, "How much does it cost for you to come and

clean five rooms?"

And I say, are those five bedrooms or are those five rooms total in the house?

And now you have a chance to say, "No, that's five bedrooms," and I say, "Are all of those

five bedrooms occupied right now used on a regular, everyday basis?"

And you say, "Well, four of them are and one of them is not."

Okay, that's helpful to know.

Of the four rooms that are used on a regular basis,

is there somebody sleeping in those rooms?

Like every night they go in and there's bedding, and there's clothes, and shoes, and stuff

like that, or is one of them a music room and one of them is an office?

Because that's a very different clean then a bedroom.

And you say, "No, there are four people that are living in those rooms, one of them is

a music room."

Okay, great, now we're talking.

So there are five rooms, four of which are being used as bedrooms, one of them is being

used as a music room.

Okay, moving on.

Before I give you a price for the five rooms, most bedrooms in modern homes are connected

to a bathroom.

Do your bedrooms, your five bedrooms, also have bathrooms and are you including that

in the cleaning or does someone else clean that?

Wow, great question because guess what?

Your price just went up.

Are you quoting for five bedrooms now or are you quoting for a whole house?

All right.

So they say, "Well, yes.

There are five bathrooms as well."

Okay.

Now, the five bathrooms, are those also being used all the time?

Yes, they're being used all the time.

People shower in them every day, people use the toilets every day.

There's hair care products in there, people shave.

Yes, there are five bathrooms, every day, that get use from everyone else in the house.

Okay, so we have five bedrooms, and we have five bathrooms.

That's a very different story.

Then you say, "Oh, but I only think I need the bedrooms cleaned.

I can have the family clean the bathrooms."

Okay, so is there someone right now in the house that cleans all the toilets and scours

out all the tubs?

Because if you have five people in the house, it's likely one of them has long hair, and

it's clogging one of your bathrooms,

and one of your bathtubs is backed up and kind of nasty.

Is that possible?

And they say, "Well, actually, that sounds like three of my bathrooms."

Okay, so on a regular basis, if the people in your house are not doing that, is there

ever a chance that you would want to throw that in, so that we can either rotate through

those bathrooms that they are cleaning, or is it completely covered?

I just want to make sure so that there are no surprises.

And you say, "Well, can we throw three bathrooms in there and the five bedrooms?"

All right.

So now we're talking about three bathrooms and five bedrooms.

Let's keep talking about this because most bedrooms don't live in a house by themselves.

There's usually a general area that we call a living room, or a sitting room, or a family

room, or a playroom, you can call it whatever you want, a bonus room.

Is there something like that in this house?

Oh yes, there's a bonus room and there's a living room.

Ah, okay.

Do the people in the house take care of that as well or did you want to include that in

the regular cleaning?

And then you say, "Well, just the dusting."

Okay, so now we're going to do the dusting as well.

What about wiping down the furniture?

Is any of your furniture sticky or whatever?

I'm guessing if there are five people in the house, there are probably hand prints, sticky

prints, food being eaten elsewhere.

I'm just guessing.

And they go, "Oh yeah, our furniture is kind of sticky.

So what does it cost if you wipe down the furniture, and you just do the dusting?"

Okay, I'm upping my price.

We call it upselling, I'm just asking a series of questions.

I'm not trying to be interrogating.

I'm trying to get to a real, honest answer because a lot of people call us on the phone,

and they just want a quote, and you say, well, my price is $300.

Based on what?

Where does that come from?

Then what happens is, they hang up the phone on you and they call the next person, and

the next person says, well, it's $250 for five rooms.

And so they say, well, I'll go with the cheaper guy.

But they have no idea what you're talking about.

Are you talking about five rooms or are you talking about five rooms and three bathrooms,

and wiping down the furniture in the living room?

Now, I have another question to ask you.

Tell me about the kitchen in this house.

There are five people that live here, what are the eating habits?

Does everyone sit down and eat at once?

Or are people coming and going and eating all day?

Oh yes, people are coming and going and eating all day.

Is it fair to say that the kitchen is in a constant state of use and there are always

crumbs and things being left on the counter, and dishes, and, oh, yeah, it's a mess.

Okay.

When we come to clean those five rooms, is there ever a possibility you will want us

to budget in time and money so that we can go ahead and clean the house and do a top

to bottom in the kitchen area, so that its regular and maintained for the people that

come in and make their sandwiches or whatever?

Oh yeah, how much does it cost if you do my kitchen?

Now, you're adding little things on, but you're getting a whole view of the house.

By the way, how many square feet do you have in the house, just so I get an idea in my

head.

If you have a five bedroom, five bathroom house I'm thinking this is going to be 5,

6, 8, 10,0000 square feet.

I want to make sure that I'm not budgeting for a 2,500 square foot house if this a 10,000

square foot house because it's really different.

Once you break it down a little bit, and you get the customer talking, and you're not giving

any prices right now because you can't.

There are so many factors that you don't know.

When a person says, "how much does it cost for five rooms?"

What are we talking about?

Do any of those rooms connect by a hallway or a stairway?

Is there an entranceway in your house because all of those areas need to be dusted.

They all have lights.

They all have cobwebs.

They all have fingerprints.

I mean, this story goes on.

What are we talking about?

When you finally get all these things out what happens is, the customer starts to trust you.

And they say, wow, this person is asking me a lot of questions, but I thought I could

kind of skate by and just get a qui ck price, but they actually act like they're really

interested in my home.

And the other three companies that I called just gave me a price.

This is going to cost me a little bit more money, but they might do a better job.

And so start asking questions that then involve your customers.

So is it just five people that live in your house or do you also have pets?

And do they pets have their own room in your house?

Because you might get there and find out that the laundry room is also used for pets, and

there's a cat litter box in there that then gets strewn all over the house.

So that would be helpful to know if there are pets in the house, and how the pets live,

and do the pets intermingle all throughout the house, or are they crated.

When you get there to clean, will they be crated?

What happens here?

As you answer the questions, and you keep asking questions, you get the customer more

involved, and the more involved they become in their own story,

the more invested they become.

If you call somebody on the phone, and you say, how much does it cost for five houses,

and you quickly give them a price, there's no investment.

So they're going to hang up the phone and they're going to go onto the next person.

They're going to keep calling house cleaners until somebody takes an interest in them,

and says, where do you live?

Oh yes, I have lots of houses in that neighborhood.

I love that neighborhood.

Here's the reason why.

By the way, do you have one of these houses that sits up against the lake?

Do you have the sun that comes in from the back?

Do you see all dust in the morning with those sunbeams?

Okay, I know exactly what you're talking about.

You've got one of those great big archway windows in the back.

Yeah, yeah, yeah, that's my house.

Okay, now, you're already in their neighborhood.

You're in their house.

And so they see you as a person that is like them.

You already clean for their neighbors.

And so, get them talking and get them participating in the conversation because before the conversation

hangs up, you're going to set an appointment to go over there and to give them a free estimate

for their house.

I would love to give you a quote on the phone, and I can give you a price range, but the

price range, but the price range is going to vary, and can vary widely base on a variety

of different factors.

So do you want me to get your hopes up, or do you want me to just swing by?

It will take me just a couple of minutes and we can take a walk through your house, and

you can show me anything that's really important to you.

And they say, well, I've already invested a lot of time with this person on the phone

that's really interested in me, that already know my neighborhood, and the layout of my house.

I'll have them come over.

And before you know it, you've got to the next point, which is to set the next appointment.

When someone calls you on the phone, and they say, how much does it cost?

Your answer is not XYZ amount of dollars.

The answer is, I'm going to be in your neighborhood later this afternoon.

I would love to swing by, meet you in person, and see if we're a good fit, and give you

a personal quote based on the information that I have.

Then, they go, yeah, yeah, that's fine, let's do that, because they have an investment in

you as well.

All right, you've already started building that rapport and now, when you get to the

customers house for the walk through, you've saved yourself a lot of time because you've

already answered those questions on the telephone.

Then, when you get over there, now, you've got five bedrooms that are on your worksheet,

and you're rocking and rolling and already prepared because you already know the parameters

of this customer's life, right?

And so, as you walk through the house, if you see the cat, and you've already asked

on the telephone when you were having your initial conversation, are there any pets?

And they say, "Yeah, I have two cats."

Really?

What are their names?

So then, when you go over, now you're doing your walk through, oh, is this Amanda or is

this Avery?

And they're like, whoa, how did she remember my cats' names?

Because I wrote it down.

And so, this is your sales pitch.

When a customer calls you, they don't want to know how much does it cost for five rooms.

They want to know, can you sell me house cleaning services?

That's what they're asking.

Please sell me house cleaning services, I need some help.

All righty.

That's my two cents for today.

What Would Happen If You Stay In Bed For A Long Time - Duration: 8:19.

Have you ever thought about how much sleep do we really need to be healthy?

Most of us find it really hard to wake up for school or office.

When the alarm goes off, we wished to conk the clock off the table so that it would stop

ringing.

Be it the freezing temperature outside or a late night caper, there are many reasons

why we love staying under the warm quilt.

But what if you actually decided to never get out of bed, just like princess Rapunzel?

Well, all we can say about this is that you'd quickly regret your decision.

Why?

Let's find it out ourselves.

Number 7.

Bedsores Although not getting out of bed is just beyond

imagination, but this does happen to a few people.

Yes, the patients in coma or those who are experiencing a paralytic attack have to go

through this.

Since they can't make movements, they have to lie in an inert position for long periods.

What happens to our muscles and skin then?

All the muscles, fatty tissue, blood vessels, and skin get sandwiched between the mattress

and the weight of your body.

Due to the application of this constant and unending pressure, the blood supply to your

soft tissues is cut off.

It is responsible for starving your cells of much-needed nutrients carried by the blood.

Hence, these tissues eventually wither away.

The maximum wastage occurs particularly in the areas of the body under the greatest amount

of pressure.

Most of the bedsores are most likely to appear around the knees, elbows, shoulder blades,

heels, ankles, and tailbone.

It's better if you keep on changing your position if you are to lie in a bed for long

periods of time.

Number 6.

Muscular Atrophy And Decreased Bone Density Effects of staying in bed for long periods

is not limited to the skin, it is detrimental to the muscles and bones as well.

With the passage of time, it is natural that the bedsores keep getting worse and worse.

You can also expect to feel weaker with time.

After a time period of 30 days, your muscle mass will drop down by 50 percent.

Why?

That's because of muscular atrophy.

This will further result in the worsening coordination and body balance.

But it is the muscles only which are getting wasted away.

Since your bones aren't getting any use either, they too grow weak.

Because they are not getting the necessary movement and resistance that they experience

in various physical activities, they end up being brittle.

If somebody has been restricted to the bed for a long period of time, then it would be

advisable to limit yourself to smaller movements and exercises.

Slowly you could graduate to exercises which physically exert you.

Otherwise, the bones would simply break.

Number 5.

Cardiovascular Problems Well, well, this unnaturally sedentary lifestyle

surely can take its toll on the body.

First the skin gets damaged, then the muscles and the bones.

Now, you all must be wondering what's next.

Then here's what will follow suit.

Spending just a couple of days in bed, the blood will start collecting in your legs.

Seeing little movement in circulation, your heart will try to get the blood moving.

So it will start beating more quickly, pumping in more air and blood to create the required

pressure.

This will have only one outcome.

You will start feeling tired extremely quickly.

Your stamina will reduce considerably.

But that's not all.

Your blood itself will become thick and sticky, due to excess cohesiveness.

Number 4.

Increased Risk Of Getting Pneumonia The ordeals of lying stationary do not end

at cardiovascular issues.

As your muscles won't be functioning optimally to remove excess liquids from your body, this

would cause all the fluids to start accumulating in the lungs.

This is where the problems with breathing arise.

Since you are lying flat on your back in a bed, your lungs will be unable to fully expand.

Since the lungs do not fill with the ideal amount of air, this would result in the size

contraction of the organ.

Moreover, the elasticity also decreases.

The decrease in lung volume translates into shallow breathing.

You won't be able to respire comfortably.

This leads to the worsening of carbon-di-oxide and oxygen exchange rate.

This eventually leads to the growth of micro-organisms in the lungs and you could contract pneumonia.

Number 3.

Digestion And Excretion Problems Many of the bodily functions have taken a

direct hit.

Now it is time for the digestive system to falter.

But for this we have to assume that you are ignoring proper nutrition as well.

If you have lain in the bed for a long time, then constipation is a common occurrence.

There are several factors which lead to your stools getting blocked.

Diminishing mobility, a reduced fluid intake, declining movement of the digestive tract

and unfinished bowel emptying - cause all the crap to deposit as a sticky mass in the

stomach.

That is why the appetite is not strong in bedridden patients.

Moreover, malnutrition and dehydration happen if proper attention is not paid to the nourishment

of the person in question.

Extended bed rest also results in problems in peeing.

It becomes difficult to empty the urinary bladder.

This leads to fluid retention, which can cause infections in the urinary tract.

Excess of urinary calcium is discharged.

This raises the risk for bladder and kidney stones.

Incontinence is also common.

This means you do not have any control over your peeing abilities.

That means you could take a leak anytime, anywhere without being able to hold it off.

This can happen due to the disorientation, confusion and decreased mobility of the body.

Number 2.

Metabolism And Hormonal System A long bout of bed rest can cause plentiful

multifaceted modification in the hormonal and mineral balance in the body.

There is also an alteration in the processing of energy in the body.

One case that is caused by this immobility is a reduction in the percentage of lean mass

to body fat.

Now this is one of the fats which help us to stay healthy.

Hence, it raises the risk of developing diabetes.

This happens because insulin sensitivity is reduced.

This in turn leads to alleviation in the blood sugar levels.

Moreover, there is a shortage in the energy produced for the functioning of the body.

The drop in metabolism could affect multiple organs which would starve due to shortage

of energy and oxygen.

Eventually, this could prove fatal.

Number 1.

Psychological Changes In The Brain A long bed rest coupled with the stress of

illness are directly associated with various psychological health and cognitive issues.

Various outcomes of this include anxiety, depression, irritability, apathy, sleep disturbances

and confusion.

These effects have been elaborated by NASA Scientists who were researching what would

happen to the human body during space ventures.

Drew Iwanicki took part in this NASA study and spent around 70 days in bed.

Two months!

Wow!

When the experiment concluded and he tried to stand, his legs felt extremely heavy.

His heart reached palpitated at 150 beats per minute.

Man, it was lucky he didn't have a cardiac arrest at that point of time!

He was experiencing psychological changes as well.

He didn't converse with his friends or family like he used to do previously.

That was because he simply had no news to share with them.

He also felt anxious.

He felt unreasonably afraid of the imminent future.

But don't worry about Drew.

Many of these ill effects were greatly reduced by short spells of mild activity.

He was back to normal in a few days time.

Games Inbox: How much are you looking forward to Fallout 76? - Duration: 13:25.

 The evening Inbox discusses the benefits of a streaming video games console, as one reader wonders about No Man's Sky on Xbox One

 To join in with the discussions yourself email gamecentral@ukmetro.co.uk    The human factor  I couldn't help agreeing with the reader writing in to say that Fallout 76 has potential disaster written all over it

I do say potential because I think there is a good chance it'll be good, but I also think imagining it's going to be super controversial is perfectly fair

 This mod for Fallout: New Vegas made me laugh as it's meant to simulate the Fallout 76 experience… by adding the sound of people screaming over their mics at each other for no reason

I think we all know exactly where this is coming from and shows that a lot of people have similar worries about the game without ever really seeing it in action

 I just feel the human factor is being forgotten in all this, and the reason we play a game like Fallout is because we know the computer isn't going to go off on one halfway through and start breaking the immersion

Multiplayer games like Fortnite and Destiny are great but then you don't have to speak to anyone and they rarely do anyway

Something like Fallout 76 just sounds like it's going to bring out the worst in everyone and I wonder how many people are really looking forward to it

Dettol PS: Also, doesn't its Christmas release date seem like a really bad idea?   Entry level  I can see their problem but I really hope Nintendo don't decide to make a sequel to the 3DS

It's not the hardware that's a problem it's the fact that they'd then have to start making games for it and surely they've learnt by now that they cannot keep two consoles going at a time all on their own

 They're just not a big enough company to do that and you can see how little time they've been able to spend making 3DS games recently and the Switch still hasn't seen any real boost from the extra focus

 I get that they need a cheap, entry level machine for kids but my feeling is that it's got to be something Android-based that can run their mobile games

I just don't see any other sensible option. Maybe combine it with the virtual console and make it a retro machine and then there'd be something to interest older games and give them a chance to play 'proper' games

 People saying they should make a Game Boy 2 or something are already good but who's going to make the games? Are you willing to have a quarter less Switch games, at least, a year just to have a new portable?Shugga   One day  I was out game shopping with my son at the weekend and as I do every time we do this I picked up a copy of The Witcher, read the back of it (for about the hundredth time), looked at the interesting artwork/graphics, argued with myself internally, and then put it back on the shelf and said maybe next time

 I don't know what it is about the game that stops me buying it because there's a part of me that thinks I might really like it but there's also a part of me that thinks I might not and keeps winning out (I think this may be something to do with the amount of time I expect to have to put in to complete it – just seems like too much life)

 Made me think there might be a Hot Topic in this, i.e. the game that's right at the top of your list to play but you just never get round to playing it for whatever reason

co.uk    Life changer  I definitely believe gaming addiction is real. When I was 15 and 16 years old I was addicted to Championship Manager

I would sit in school and write down formations and possible signings rather than doing my schoolwork and unfortunately this coincided with me doing my GCSEs and it definitely contributed to me not doing as well as I could have

 It actually took quite an extreme moment for me to stop playing the game. I lost a cup final to a last minute goal and in my anger, I ripped the disc out of my PC and smashed it but it was in the end a good thing to do

I still play games quite a bit but none have taken over my life the way Championship Manager had done back then

Sam   Size issues  As a gamer who deals almost entirely in digitally-delivered PC games but disc-based console games I will say that if the consoles go digital-only I'm out

I recently got myself an Xbox One and two games: Dead Rising 4 and ReCore. The first thing I had to do when I put the disc in was download a 42GB patch

This took forever and didn't work the first time of asking.  Now, I'm on a fairly mediocre BT internet connection and the download still took hours, for only the patch

How on earth will people play download-only games if their Internet is the same or worse than mine? Even now, never mind the future, games companies must be losing out on revenue due to making some games digital-only? I did no market research so that might not be true

 I think a few things need to happen, one of those is making compression a lot better

Making a 20-60GB file a tenth the size to download would go a long way for people like me who don't play many multiplayer games so don't need a super-fast bells and whistles broadband, which probably represent a large majority of gamers

Of course the uncompressing end would need to be pretty hot too or you would still have to wait ages on the install to the console

Hopefully the 'middle out' algorithm works in real life (Silicon Valley joke).  Another thing is a new way of storing data on a console that can make a 500GB drive stretch the amount it can store, either that or sell the console day one with more storage removing the need for external drive

Bobwallett PS: anyone tried Zombie Night Terror? It's like Lemmings with zombies.     Waiting for the future  The benefits of streaming games to the customer are pretty clear and appealing

Games would run on vastly more powerful hardware than the average punter could afford, hardware you wouldn't need to replace or upgrade

You could also play your games across multiple devices, as long as it has a good enough Internet connection

 There's the rub though. As the failed OnLive and the laggy PS Now service show we are someway from having the Internet required to make streamed games an alternative that matches the fluidity of gaming on dedicated hardware

Tomb Raider was one of the games that got me into gaming and Uncharted is my favourite series ever

 Totally agree with 'new' Lara's lack of personality. She's way too serious and I find Camilla Luddington's performance very lacking

She comes across as whiny to me most of the time! I always thought Crystal Dynamics' first three games (Legend, Anniversary, and Underworld) had the best Lara personality wise, which was largely due to Keely Hawes' performance

She delivered quips well, but also injected Lara with an edge of vulnerability as she looked for answers to what happened to her mother

 None of the supporting cast in Tomb Raider stand out to me in any way, they just come off as bland stereotypes

Sure, the cast of Uncharted could be called stereotypes as well (Sully is the best friend/father figure, Elena the plucky 'girl next door' love interest, etc

) but the way they are scripted and brought to life by the actors who mocap/voice them make them feel alive and give Uncharted so much heart

I have grown so very fond of Nate and his little family over the course of the series

 Personally though I always like a fight at the end of a game (Uncharted 4's was an epic sword fight against Rafe Adler on a burning pirate ship by the way!) as the feeling of defeating the bad guy gives me a sense of satisfaction and closure, but maybe that's just me!LastYearsModel   Inbox also-rans  Any news on how the Xbox One version of No Man's Sky is looking? Coffee's health benefits. Which coffee to drink and how much? (3) - Duration: 6:43.

important protectors of health. Dr. Anton Titov MD

Could you please expand on your idea and talk about the coffee's effect on health?

That's a great question!

So, as you mentioned, I'm a liver expert and I got very intrigued about 25 years ago when

I read that coffee drinkers have low levels of liver enzymes in the blood.

So when we go see our primary care physician once a year, they do a battery of blood tests

and amongst them they test for two liver enzymes, ALT and AST, and this was an observation that

people who drank coffee had lower levels [of ALT and AST].

When somebody has elevated levels [of ALT / AST], it's almost always indicative of liver

disease.

So this is intriguing.

But what does it mean?

Maybe there's something in coffee that interferes with the assay, and so you get lower levels.

But then studies came out that coffee drinkers have less hepatic fibrosis, they have less

scar tissue in the liver.

If there's lots of scar tissue in the liver, they totally distort the liver architecture,

with islands of liver cells totally surrounded by scar tissue, fibrosis, we call it cirrhosis.

So coffee drinkers had low levels of liver enzymes, they had less fibrosis.

Then a study in [journal] Gastroenterology that people who drank two cups of regular

coffee a day had a 50% reduction in hospitalization and mortality from chronic liver disease.

It turns out that primary liver cancer, cancer rising in the liver, is now the third leading

cause of cancer mortality in the world.

And multiple studies and a meta-analysis have shown that people who drink two cups of regular

coffee have 40% reduction in primary liver cancer mortality.

So low liver enzymes, less scarring, less fibrosis, less hospitalization less mortality,

less liver cancer.

It turns out that coffee drinkers also have a lower risk of four other common cancers:

metastatic prostate cancer, colon cancer, skin cancer, including malignant melanoma

- very deadly skin cancer, and endometrial cancer.

So five cancers - people who drink coffee have a lower incidence.

Low risk of Parkinson's disease, low risk of cognitive decline and early dementia, lower

risk of Type 2 diabetes.

And for type 2 diabetes, one has to drink six cups of coffee, regular or decaf, and

then there's a 40 to 54% reduction in risk of developing Type 2 diabetes.

If somebody already has type 2 diabetes and they drink two cups of coffee a day, regular

or decaf, there is a 30% reduction in cardiovascular mortality.

So, pretty impressive!

There are mechanistic explanations: coffee drinkers have low levels of CRP, low levels

of TNF alpha...

- Coffee reduces inflammation?...

- Yes, that may be the mechanism how coffee decreases many conditions, the risk of developing

them or even cancer, which we now know is linked with inflammation.

- C-Reactive Proteinis a sensitive marker for inflammation.

- True, so true!

So a study appeared in the New England Journal of Medicine about four years ago, and that

day I got about a hundred plus emails from colleagues around the country.

- "Sanjeev, you've been talking about coffee all these years and its potential health benefits

- You're vindicated!"

And the study in the New England Journal of Medicine said, "Men and women who drink coffee

have lower total and cause-specific mortality."

And then about six or eight months ago, an article in one of the nutrition journals showed

that people who drink coffee have longer telomeres.

So telomeres were described by Elizabeth Blackburn, an Australian scientist.

She got the Nobel Prize in Medicine or Physiology in 2009 with two other colleagues.

And shortened telomeres are linked with accelerated cellular aging.

So who has shortened telomeres?

Mothers of chronically disabled children, caregivers of people with Alzheimer's.

Who has longer telomeres?

And by inference they may live longer - we think they live longer - people who exercise,

people on the Mediterranean diet, people who meditate.

And then the recent study showed that people who drink coffee have longer telomeres.

Does it matter, which coffee to drink?

How much coffee one should drink?

What is the frequency [of coffee consumption for health benefits]?

It's great question!

The studies have simply asked, "Do you drink coffee?

Yes or no?"

If you drink coffee, how many cups do you drink?

And what is the size of the cup?

Do you drink regular or decaf?"

My take on it is: Drink regular coffee if you can.

It has more benefits than decaf.

And don't add cream or sugar substitutes.

I like to drink it black, make it simple.

So I don't have to worry about sugar and Splenda, and do I put milk?

And is milk cold? and it's going to make my coffee cold...

So I drink black coffee.

If somebody wants to sweeten it, add sugar.

Don't use artificial substitutes.

Artificial sugars are turning out to produce worse glucose intolerance, because it actually

changes the microbiome in the GI tract.

This is one of the hottest topics in medicine, [gut] microbiome.

Microbiome has been called "the second human genome, the inner bacterial rainforest."

There are trillions of bacteria in our GI tract.

In aggregate their weight is 3 pounds.

It's a newly discovered organ!

So if you want to have a Coca Cola, have a Coca Cola.

Maybe have one third, savor it, enjoy it, rather than have a Diet Coke, which has only

one calorie but actually has many injurious health effects.

Everyday people need explanations.

That's why everyday people need to get REAL!

Today we're talking about buyer's agents.

According to realestate.com: a buyer's agent is a licensed professional who helps you...

search out, locate, and negotiate the price of a property you would like to purchase.

Now when you're gonna engage a buyer's agent, you want to ask them a couple of questions...

and ask yourself these questions:

1. How does this person expect to get paid, right?

Everyone needs to get paid for the work they do --

so does this person expect you to pay them upfront for engaging in services?

Or are they going to rely on the commission they receive from the listing agent who

pays them for bringing a buyer to the property?

Some agents will put in an amount that they want to receive as a bare minimum,

and if the listing agent doesn't pay them that, they expect you to cover the difference.

And not to say one is better than the other, but make sure you're clear on that up front.

2. The second question you definitely want to go over with your buyer's agent is:

Are they going to save you time, right?

And the way you're gonna figure that out is --

you want to talk to them about what their process is but you also want to lay out what your expectations are.

Do you want them to send you just listings everyday in an email that you go over and you pour through and decide?

Or do what do you want them to save you time...

and go through the emails based on your specific criteria and decide what's gonna work for you?

Or do you want them to save you even more time and you want to send them out to properties,

and have them tour these properties for you

and send them to you on video?

Now again these are conversations you gotta have up front with your agent to figure out what's going to work best for you.

Do you need to see a lot of properties to make your decision?

Or do you just need to see the ones that perfectly fit your criteria?

3. The third thing you want to think about when dealing with your buyer's agent is:

How well do they actually know the market?

And how good are they at negotiating?

So when it comes time to actually putting in this offer, are they running comps

before you put in an offer to make sure that you're not overpaying for a property?

Are they running comps to make sure, to see what the market trends are?

To see if you know what, this is a good property because this market has

been slowly going up over the last couple years...

or you know what -- this is not that bad of an area.

Do they know of new construction coming in that could affect the price of your house?

So the three things you want to get clear with your buyer's agent are:

1. How do they expect to be paid?

2. Can they actually save you time? and

3. Do they know the market?

Quicken Loans National Purse: How Much Does the Winner Make? | Heavy.com

The Quicken Loans National is this week's tournament on the PGA Tour.

The event, founded in 2007, is being played at the TPC Potomac at Avenel Farm in Maryland.

Tiger Woods hosts the annual tournament and it benefits the Tiger Woods Foundation.

The National has a purse of $7.1 million in 2018 and the winner is paid $1.27 million.

The tournament is an invitational, meaning a limited field of golfers.

There are only a few invitationals on the PGA Tour, with The National joining The Memorial, the Arnold Palmer Invitational, the RBC Heritage and the Fort Worth Invitational.

A field of 120 players are in this year's event, including last years' winner, Kyle Stanley, who won the same top prize of $1.27 million in 2017.

Other players include previous winners of The National, major champions, The Players champions, players who have won tournaments in the past year and the top 125 in last year's FedEx points list.

Italian Francesco Molinari shared the lead entering Sunday with Abraham Ancer, of Mexico.

Molinari began to pull away on Sunday, extending his lead to three shots at 15-under.

Americans Beau Hossler, Ryan Armour, Brian Gay and Zac Blair were also in contention, along with the tournament's host, Tiger Woods.

The National was sponsored by AT&T from 2007 to 2013, when Quicken Loans took over the sponsorship.

The tournament almost did not have a sponsor for the 2018 season, as Quicken Loans' deal ended after the 2017 tournament.

But it would have been played regardless, officials said.

"We made the commitment," PGA Tour Commissioner Jay Monahan told The Golf Channel in October 2017.

"Our players are going to be showing up there and we're going to be playing for that amount of money ($7.1 million).".

In the end, a deal was struck for Quicken to sponsor the tournament for another year.

"We are excited to have Quicken Loans continue as the title sponsor of The National in 2018 and look forward to our tournament host Tiger Woods and the PGA TOUR's stars coming to TPC Potomac June 25 – July 1," tournament director Mike Antolini said in a statement "Quicken Loans has been a terrific partner of the tournament since 2014 and we expect to have a great week for players, fans and the community.".

Quicken Loans CEO Jay Farner said, "The Quicken Loans National has a tremendous reputation for honoring active and retired service members.

We're looking forward to another exciting weekend with some of golf's biggest names, including our own partner, Rickie Fowler.

But most of all we are looking forward to again shaking the hands of the men and women who have, and continue, to so selflessly serve this great country.".

The National will be moving to Detroit, Michigan, close to Quicken's headquarters, starting in 2019 after the company agreed to a long-term deal to sponsor the tournament.

"Quicken Loans has been a tremendous PGA Tour partner for several years now, making an impact through the innovative spirit and community-first mindset the organization and its leaders bring to every endeavor," Monahan said in a statement.

"We're thrilled to take this new step in our partnership and bring a PGA Tour event to the great city of Detroit.".
