what this is going to do to the future
of the court,
and what fight
over the confirmation of his successor
is going to do to the country.
Justice Kennedy is not
just any Supreme Court justice
Make no mistake,
Anthony Kennedy is,
was, a conservative justice.
He was a conservative force on
the Supreme Court.
But, especially as the membership
of the court shifted to
the right,
he was and has been for
years the swing justice
on a closely divided court.
And that makes his departure
monumental in terms of
gay rights, of abortion
rights free speech,
religious liberty,
affirmative action, voting rights
the most divisive issues in
America that the court for
better or worse
is right in the middle of.
One of the reasons
that I know it really matters, is that I
covered Justice Kennedy's confirmation hearings.
Justice Kennedy's confirmation hearings
came after
yet another swing Justice retired,
Justice Lewis Powell.
And President Reagan's initial choice
for that position,
was Judge Bork.
You've heard of him because you
know the verb
to be "borked."
Judge Bork, who was a judge on the D.C.
appeals court here, was defeated
because his views were
so extreme on
a variety of legal issues.
And it was a very
hard fought
and very ugly at times battle.
But, from my point of view
it was the right
battle with the correct outcome,
because instead of getting a divisive figure
on the court we got Justice Kennedy
For three decades.
Three decades of conservatism
Conservatism that I disagreed
with on a whole host of issues.
But we got three decades nonetheless
of thoughtful conservatism,
instead of knee jerk conservatism.
That's what we need now
and that's what we deserve now.
I wish I could have a little bit more confidence
that it's what we're going to get now.

Why are there so many cranes in Washington, DC? - Duration: 4:23.
Hey guys, Jon Glass, tenant advisor in Washington, DC. Video #2 in my effort to get more
content out there to the masses. In my last video I spoke about the near optimal
leasing conditions in Washington, DC for office tenants - namely concessions being at record-high
levels in the form of free rent, tenant improvement dollars and other incentives that landlords are
offering tenants to attract tenancy. Yet, despite the surplus of space on the market
that tenants are competitively bidding against one another, we still see DC's skyline flooded
with office cranes and the question naturally bears; how are landlords and developers justifying
building new office product when there already appears to be more space then needed on the
market for tenants. It's a great question that we get asked frequently and the answer
may sound a little bit backwards but bear with me. Developers are building new buildings
to attract tenants requiring less square footage. I'll say that again. Developers are building
new buildings to attract tenants requiring less square footage. Let's break that down
for a moment. First, lets start with the buildings themselves. DC is unique to other cities in
that we are restricted by the Height of Building Act of 1910 in how high buildings can be - just
about 12 stories. So with that vertical limitation, we are also seeing buildings become leaner
as tenants are trending away from large, dense floorplates with underutilized interior space.
So as the optimal buildings are becoming leaner - about 20,000 to 30,000 square foot floor
plates - and that 12-story height limitation - we're finding buildings nowadays are about
200,000 to 400,000 square feet. So just remember that for the time being. Now, how tenants
are utilizing space - and this is a big driver of why a lot of tenants are relocating, particularly
amongst law firms. Law firms are the second largest users of space in Washington behind the federal
government - and they are utilizing space in ways that are much different than it was
15, 10 and 5 years from before. And the reason is, they are getting rid of big, costly, sizable
libraries, partner offices are shrinking and becoming more standardized, and administrative
assistants are services 6 attorneys call it, rather than 1-one-1, and technology is a big
driver of why that is. Oftentimes when law firms are approaching the latter years of
their lease, when they have an opportunity to right-size, they are finding it more easily
achievable in new buildings. New buildings are built more efficiently and rather than
living through a massive, timely, costly and disruptive renovation in-place, landlords are enticing
law firms and other large users of space to help anchor new development where they only
need 100,000 to 200,000 square feet of commitments before breaking ground. So because of our
limited building sizes in Washington, it takes a smaller tenant or tenancy to kick off new
construction. You're seeing tenants move out from their existing buildings to new buildings
and that, in effect, poses the challenge to owners who are getting new tenants to commit
to buildings and they're leasing top-down generally, and it's causing what we consider
a "mushroom effect" where landlords are successfully getting that anchor tenant to commit and then
they are being left with the middle and bottom floors of their buildings vacant for quite
some time. Sometimes there are encumbrances from law firms on those floors, but that is
generally - in the mid-to-lower sections of buildings - where the oversupply is occurring
in Washington,DC. So, again, tenants demanding less square footage are driving new construction,
and that new construction, in effect, is causing a lot of the oversupply. That's just the way

This weekend, they took their love tour to Washington.
The on-again-off-again couple was spotted together hanging out at the pool and at church services.
Twitter users posted a photo that shows the two hanging out in a Roslyn, Washington hotel in a hot tub with other guests.
One user on Instagram posted some sneaky pics of Bieber from the pool, writing, "He was right beside us in the hot tub and very sweet with the younger kids mesmerized by him.
They were later spotted attending a church service at Churchome in Kirkland, Washington.
Hailey, 21, and Justin, 24, sat front row to listen to Pastor Judah Smith.
"They both have two things in common; they love to party and they love their church organization," an insider told E! News.
Bieber and Baldwin's relationship has been on and off for years, after they first sparked dating rumors in 2014.
The pair began a recent string of public sightings earlier in June when they were spotted spending the weekend together in Miami.
The trip also included pool hangouts and joint sightings in church.
Days later, they packed on the PDA during a visit to New York.
At one point, they were even spotted kissing in a Brooklyn Park, which sent fans into a frenzy.
Just last weekend, they casually went Instagram official in a short, but very telling, selfie video.
Bieber panned the camera to Baldwin, who playfully stuck her tongue out.
Neither have confirmed the official status of their relationship, but from the looks of it they seem pretty serious.
Bieber and ex-girlfriend Selena Gomez have are not in touch anymore, a sourced told People.
"Justin has no contact with Selena now.
He seems fine with it," the insider said.
Gomez is now rumored to be dating Italian producer Andrea Iervolino.

did you see harnessed it's the or facebook messenger and his book and he
created a facebook messenger bot and what he did see he came out with it and
he said hey any food emoji that you use we're gonna spit back a recipe from our
book for you for free which is really cool so I was automatically as a digital
marketing nerd I had to try it but also as a fan of Jamie Oliver I had to see
how good it was so I immediately said get started three three messages come
back I'm gonna read it right here said hey Kevin welcome to Jamie's amazing
recipe pot and had emojis in it with a high signal and it populated my name the
long story starts long story short I get started with one of these recipes below
and try any emoji that tickles your taste bud so I was like right let me
throw the the chicken chicken bone or chicken thigh emoji out there I'm
talking within like quarter of a second recipe comes back with chicken potpie so
I was a guy that's pretty easy let me try I don't know a box of french fries
sure enough second half a second later the whole recipe how to make sweet
potato french fries was blown away this is a utility for me right because
normally I'd be on a YouTube channel or something that now I can just spit it
back and get it right there when you go to is when you go to that actual recipe
one of the cool things is it gives you the recipe for free you don't have to
give your email you don't have to pay for you don't to sign up it's all right
there and then right at the bottom right where your thumb is scrolling there is a
little click now buy his book so he was eventually using it as a conversion to
sell his books but he used this as a utility to build his brand help people
cook more and obviously a little publicity and awareness around his book
so I would challenge any of you guys out there that one this should be a
conversation you're having with your team large small profit non profit
entrepreneur or not you should be thinking about facebook Messenger BOTS
you should be using them with other companies see how they're interacting
and maybe start learning the skill set around it maybe you want to try to build
one there's plenty of other third-party things out there people I can help you
out but this is something that I think in two to three or four years you're
gonna regret not understanding not implementing or not putting a budget
aside to get going on Facebook messengers
so don't look at it something scary look at something if you utilize to build

Y con el régimen en Damasco casi sin recursos humanos, ya no tiene los medios para volver a tomar el Valle del Eufrates o neutralizar al ejército turco en el noroeste, mucho menos para eliminar los bolsones de resistencia que permanecen en el país y que jugaran un papel relevante en los inicios del levantamiento contra el régimen de Assad
Si Teherán se retirara, el régimen de Assad colapsaría. Si Teherán se mantiene indefinidamente, se estará comprometiendo a no poder sostener financieramente a Siria como una provincia iraní atiborrada de milicias sectarias, y tampoco podrá sostener a Hezbollah con sus misiles de mediano y largo alcance para amenazar a Israel desde allí
En consecuencia la pregunta es ¿qué será de Irán y sus planes regionales? La respuesta es que el régimen khomeinista difícilmente pueda sobrevivir económicamente en su formato actual
Cada vez son menos, y se reducen día a día, las compañías multinacionales y las naciones que mantienen negocios con Teherán dada la naturaleza radical del régimen y la nueva estrategia sanciones estadounidense-árabe
Sin embargo, si Teherán aceptara cambiar, se re-acomodara y eliminara sus tendencias radicales, no seria mucho lo que el régimen podría hacer para sostenerse pues perdería la iniciativa revolucionaria que lo caracteriza desde 1979
Por tanto, a menos que se implemente una política de contención tipo Unión Soviética-Guerra Fría, su único curso de acción es volverse más belicoso puesto que perder Siria sería una derrota estratégica a la que Irán no podría sobrevivir
No obstante, permanecer en Siria, mientras Israel lleva a cabo ataques quirúrgicos en cualquier parte del país con toda libertad y a su propia elección, esta mostrando a los khomeinistas mas débiles con cada día que no responde esos ataques
Abandonar Siria con EE.UU., Turquía, los elementos del Ejercito Libre Sirio y los kurdos que aún ocupan grandes franjas del país, aunque ahorrarían grandes gastos de dinero y vidas dejaría a Assad completamente indefenso y debilitado
En consecuencia, el régimen de Khamenei, el Pasdaran y la Fuerza Al-Quds, deben mantener el rumbo que han trazado
No hay vuelta atrás. Por tanto, le corresponde a los EE.UU. y a sus socios del Golfo confrontar a Teherán, de manera diplomática, económica y militar cuando sea necesario
Según ha declarado Washington, el objetivo de esta nueva estrategia es un Irán, liberado de los Ulemas, purgado de khomeinismo, aportando a la humanidad en lugar de exportar terrorismo y enviando bienes en lugar de elementos radicales a través de las fronteras
Aunque es claro que el régimen está en contra de eso a toda costa y sus propias acciones son todo lo que alguien necesita para verificar esas conductas
