Hi there, I'm Jen from simple green smoothies

and today I want to make a recipe with you that's called Simple Cashew Coleslaw and this is a

Plant-based side dish that is from our book,

Simple Green Meals that comes out September 11th.

In this recipe you are going to need to start with some soaked cashews. So we're doing 1 cup of soaked cashews.

Which you need to rinse before you add to your blender or food processor,

whatever you're using.

Alright next we're going to crush three cloves of garlic and peel them

This recipe has three cloves in it.

If you don't love garlic as much as I do

you might want to do two or if you really really really love garlic you could probably put four cloves in.

We're going to juice two lemons, which will give us about three to four tablespoons of lemon juice.

And in this recipe, we only need three tablespoons.

When I juice my lemons, I like to do it in a mesh strainer like this where it catches all the lemon seeds.

So I don't have to pick them out of the juice afterwards.

The last thing we're going to add is dijon mustard.

All right now we're going to cover the blender and turn it on.

I'm using my compact blender so that it's easier for everything to blend up.

You could also use a food processor, but it's not going to get it as creamy and a great texture, but it would work too.

If it gets stuck like this just add a little bit of water and then that will get it blending again.

You can also push down the sides and that will help activate the blade.

Now we are gonna take the cashew cream.

We need about half a cup for this recipe. So I'm going to pour it into a little bowl.

So I combined the rest of the ingredients.

All right now we're gonna do some coconut sugar.

Apple cider vinegar. If you do not have apple cider vinegar. That's okay. You can also use

White distilled vinegar or lemon juice too. And the last thing is a pinch of salt.

Mix it together.

For the coleslaw we are gonna use napa cabbage and also to add a little bit of color we also have purple cabbage, too.

With the cabbage you're going to want to chop it finely almost like you're shredding it with your knife.

And if some pieces are thicker you can come back there and chop it again, which is what I'm gonna do.

Because I like it super tiny bite-size pieces.

So it doesn't make them mess when you're taking a bite of something and you have lettuce hanging out of your mouth

or cabbage hanging out of your mouth.

Now we're going to add it to our bowl.

And add in it the purple cabbage as well.

And a little bit of carrots.

Then we're going to add that delicious sauce that we made on top and mix it in,

to give you this creamy coleslaw that also has protein in it thanks to the cashews.

we're gonna talk about that, but today I wanted to ask you,

I'm a real estate agent and I have a million things to do,

but we all know leads aren't worth shit,

people aren't worth shit,

the relationships are not worth anything,

unless I follow-up with them

and then they'll nurture the relationship.

- You gotta nurture it.

- It makes it hard.

Why is follow-up so hard for so many agents?

- I think people are afraid of rejection.

I think that's it. - What do you mean by that?

- You don't want to get told no so many times.

- So you're saying I'm generating a lead, I get a lead,

I'm afraid to get on the phone because they'll tell me,

"Get lost, who are you?"

- Yeah, then you're afraid of rejection.

I mean, the fear is real, right?

Like the fear of rejection is real, but what people

don't realize is that when you get that Facebook lead,

timing and distractions are the only two things

that's causing that person to say,

you know, "I'm not available, no,"

and you gotta wait until the timing is right.

The only way you can do that, to time it right,

is to be consistently following up with them

for when they're ready, you're gonna be there.

- So we know agents drop the ball.

We all are guilty, guys.

Let's just admit it, that's the reality.

Fear of rejection is number one

reason people don't follow up.

What would be your three best tips, great advice,

to get people to follow up more,

turn more people into clients, into listings?

- Number one, don't procrastinate.

- Get on it right now. - Get on.

- Did you hear that?

- Mini habits, right?

Mini habits.

So what's you do, what's a mini habit?

You wake up in the morning, got one thing to do.

I'm gonna make a phone call to

that lead that came in yesterday.

Just one little thing. - Just one call a day.

Start with that.

- 'Cause then the secret to that is

you're gonna make a second call

and it's way easier to make that second call.

Mini habits destroy procrastination completely.

- Mini habits, start there.

- That's it, start easy.

Wake up in the morning, pick one thing and do it.

- Gotcha. - And that's it.

I'd give it to you in three,

but we just wanna be one thing, that's it.

- Cool.

That's what you gotta do.

If it takes just one call to one lead,

start there, build on that.

- That's it.

- Anything else you wanna throw in?

- Consistency, follow-up.

Homemade Granola Bars : Healthy and Tasty : Simple Green Meals - Duration: 6:06.

Hi there I'm Jen from Simple Green Smoothies

and today we have a

Plant-based snack recipe that you are going to love. It's called Maple Granola B Bars and it uses a mixture of natural sweeteners like maple syrup

combined with gluten-free rolled oats, and then we're adding in some protein with almond butter.

Very delicious simple to make let's get started. Alright first you need a pre-heat your oven to 325.

And then we're going to begin adding in all the dry ingredients.

So the first one is gluten free rolled oats and

Then you're going to need to add in some almond flour.

To get the exact measurements and more detail on the recipe head on over to our blog where I have everything laid out for you.

Right next is sliced almonds.

And then we're going to add in some raisins there is some natural sweetness and it also makes it a little chewier, which I really like.

If you're making this recipe for your kids school lunches and maybe there's a food allergy such as a nut allergy

Feel free to swap out the sliced almonds for sunflower seeds

and you can even take the almond butter and swap that out for sunflower butter.

Now we are going to add in the cinnamon a little bit of nutmeg and

Also some sea salt.

The last dry ingredient is chia seeds which have

Omega-3s. They also have protein and a little bit of healthy fats.

so they are kind of like the

superfood that I try to act as many things as I can to get that extra boost of nutrients

So mix it up.

Now we're gonna add all the wet ingredients on to the dry ingredients so we're gonna start with maple syrup.

One of my favorite things about this recipe is it only takes one bowl so it's super easy cleanup.

You have a little bit of vanilla extract.

Then some coconut oil.

Mix it all up together so that everything is evenly coated.

Alright now we're going to add in the almond butter.

And this gets a little stuck in here so a spatula comes in handy.

You can swap out any other nut butter as well if you have cashew butter that works great.

The dry ingredients are tending to get stuck on the side, so I'm just making sure to push them to the middle.

So that they are getting

all of that coconut oil and almond butter goodness.

Once all the ingredients are mixed together. Well, we're gonna transfer it into a baking sheet. So then we can bake it.

I'm going to take this baking tray which is an 8 by 8 and line it with parchment paper.

You can also grease the pan

But it's going to be a lot harder to get it out of so I strongly recommend using some parchment paper.

Once you get it into your baking dish you need to make sure to push down the edges.

All the way you want it to be evenly

spaced out and pushed all the way to the edge so that this really does turn into a granola bar.

All right now we're going to put them in the oven and bake this baby.

Once they're cool you can remove them from the parchment paper.

Really nicely just be careful to not break your bars.

Now we're going to cut them in half one direction.

And then into another half.

The edge ones are a little crispier which I prefer the inside ones are a little chewier.

So depending on your favorite just reach for one of them.

Here we have homemade granola bars.

These are also great to bring on long runs or hikes. They're full of proteins. They hold up well and

They just taste really good.

Simple Ice Tea Recipe - Duration: 1:18.

Hey guys welcome to my channel,

in this video I will show you how I make iced tea

For this ice tea I used

Water

Mint leaves to garnishing

Fresh lemons

Sugar

and black tea

Start with making a simple syrup.

Combine an equal amount of sugar and water and let it simmer over a medium fire

until the sugar dissolves.

When the sugar has dissolved completely, remove it from the stove and let it cool down.

The next step is to brew the tea.

I used regular lose black tea,

but you can of course use other teas such as green tea or rooibos.

While the tea is cooling, juice the lemon

By now the tea has cooled down completely,

So I am adding the lemon juice and simple syrup

mix it and there you have your ice tea

One Simple Trick to Save Medicare $1 Billion - Duration: 3:21.

Hi I'm Perry Wilson and this is Impact Factor, your weekly commentary on the most interesting

or important articles appearing in the medical literature.

This week – would you like to save about a billion dollars?

This article, appearing in the Journal of the American Medical Association may have

the solution.

Many of the studies I discuss are complex, with advanced statistical concepts, and lots

of subtleties of interpretation.

This one?

Well, it can basically be summed up as follows: This is Exforge, a pill containing both the

angiotensin receptor blocker valsartan and the calcium-channel blocker amlodipine.

It costs $8.21 per pill.

This is two pills, the angiotensin-receptor blocker valsartan and the calcium channel

blocker amlodipine.

Together, they cost $0.96.

You get it right?

The combo drug is way, way more expensive.

And that's largely because, as current law stands, pharmaceutical companies can extend

some market exclusivity of a drug that is nearly about to come off-patent by mixing

it with some other drug.

The authors of the JAMA paper asked a simple question.

How much money could we save if Medicare bought the constituent pills instead of the combo

pill?

The answer?

About a billion dollars.

The authors used data published by Medicare which identifies the number of individuals

taking various drugs and the price.

They focused on the 1500 drugs that accounted for the most spending in the Medicare program.

Of those, 170 were combo drugs.

But most were either already generic, or one of the components didn't have a generic

equivalent.

In fact, there were only 29 brand-name combo drugs that you could conceivably break down

into its generic parts.

You know a lot of these names – I have prescribed some of them: Diovan-HCT, Percocet, Fosamax

plus D. And I suppose, in the back of my head, I know the combo pills are more expensive,

but I really didn't appreciate just how much more expensive they are.

If I prescribe oxycodone and acetaminophen, CMS pays $0.38 per dose.

If I prescribe Percocet, CMS pays $14.23 per dose – a 37-fold increase.

You may of course ask why Medicare agrees to such exorbitant prices for these combo

pills but that, my friends, is a topic for another time.

We're not talking about a lot of drugs here, but we are talking about a lot of money.

If we split up all of these 29 combo pills, we'd save Medicare 925 million dollars.

Now, some of you may be thinking that one pill is way more convenient than two or three,

and maybe that would even increase adherence which might improve outcomes.

There's not much data supporting that idea, actually, as this Cochrane review shows.

But look at it on the patient level.

If we took all our patients on Diovan-HCT and switched them to Valsartan and Hydrochlorothiazide,

we could give them each $1750 dollars a year in cash and still come out even.

That might be worth a bit of inconvenience, right?

How does this problem get fixed?

Three solutions.

First, Medicare can put its foot down and stop paying for combination pills.

Second, the FDA can stop granting market exclusivity for combination pills when the constituents

are not novel agents.

I'm not sure why these changes haven't happened, but this figure might have something

to do with it.

So, as ever, it's up to us, those with the power of the prescription pad to peddle pills

more perspicaciously.

You could create a wiki at the start of a topic or lesson, for example, and have students

Let's take a look.

To add a wiki page to your site, select New Page.

Next, name the page, select the Wiki page type, and then select Save & Continue.

Use the Wiki Introduction App to create an introduction to the project.

Select edit, enter your content in the editor, and then select Save.

Next, edit the Wiki app.

You can edit App Name, add a description, and choose to show the app name on the page.

Next, choose to display all wiki entries or set the app to display a specific number of

wiki entries on the page.

On the Social Settings tab, you can allow visitors to comment on the Wiki postings.

Under commenting, you have the option to require approval, and set the display order of the

comments.

When you allow commenting, you can use the commenting tab to limit which users or groups

can comment.

By default, any visitor can comment.

When you are finished, select Save.

Now let's view the Wiki on the end-user side of your website.

Students select New Posting to add content to your Wiki.

In the Edit Wiki window, they'll add the Posting Title and then type or paste content

into the editor.

Once created, anyone who has editing rights to the workspace can lock, edit, or delete

the posting.

While the lock is activated, no other user can edit the posting.

A warning dialog will display stating that the posting is currently locked.

And that's working with simple wikis.
